Roofing & property care in Wistow

Wistow is a village of around 1,300 people a few miles north of Selby, between the town and Cawood. Its Grade I listed All Saints' Church dates from the fifteenth century, and from 1983 to 2004 the village gave its name to Wistow Mine, one of the pits of the Selby Coalfield. It has a pub, the Black Swan, a Methodist chapel, and Jubilee Hall for village events.

Advanced Property Care replaces and repairs fascias, soffits and bargeboards in Wistow, and cleans and seals UPVC roofline that is still sound. We inspect first, explain what needs doing and why, and provide a clear written quote that is free and without obligation. You will also get photos of the finished roofline. If the gutters need attention too, we can deal with both together.

Roofs in Wistow: what we look out for

Wistow's older cottages and farmhouses sit alongside houses and bungalows built through the later twentieth century as the village grew. Many of those later homes were finished with painted timber fascias, soffits and bargeboards, which need repainting every few years to stay sound. Where that maintenance has slipped, the timber rots at the joints, at the corners and behind gutter brackets, and the gutter begins to drop out of line.

The village is surrounded by flat, open farmland, so roofline catches the wind and rain coming across the fields. Birds are a common issue in rural villages like Wistow, with sparrows, starlings and jackdaws nesting behind loose soffits or at the ends of bargeboards. Their nests can block ventilation and gutters, and the gaps they use also let in rain and draughts. Even UPVC roofline fitted in the 1990s can look tired, with green algae and weathered seals.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Wistow homes

We remove rotten timber fascias, soffits and bargeboards, repair rafter ends where needed, and fit new UPVC boards with ventilated soffits so the loft can breathe. Guttering is refitted or replaced to line up properly with the new fascias. Gaps that let birds in are sealed with the correct closures, and dormer cladding and gable bargeboards can be replaced at the same time.

If your existing UPVC is in good condition, we can clean it, renew failing seals and fit bird guards rather than replace everything. We explain the choices clearly in our quote, so you pay only for the work that is actually needed. Everything is photographed during the job, so you can see the condition of the timber we removed.

FAQs

Questions from Wistow homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Why are our soffits sagging?

Sagging soffits usually mean the timber supports behind them have rotted or come loose, or the boards themselves have absorbed water and warped. It often follows an overflowing gutter or a leak at the eaves. We inspect the area behind the boards and repair the cause before fitting new soffits, so the problem does not return.

Can UPVC fascias be fitted in winter?

Yes, fascias and soffits can be fitted year round in reasonable weather, although we avoid working in high winds or heavy rain for safety. Winter is often a good time to deal with bird entry points too, as the nesting season begins in early spring and active nests should not be disturbed.

Do I need new gutters with new fascias?

Not always. If your gutters are fairly new and in good condition, we can remove and refit them. If they are brittle, leaking at the joints or the wrong size for the roof, it makes sense to replace them while the access is up. We will price both options so you can choose.

Do you cover Cawood and Selby as well?

Yes. Along with Wistow we cover Cawood, Selby, Thorpe Willoughby, Riccall and Barlby, and the villages around them. Call 07338 612197 for a free quote on fascias, soffits, bargeboards and roofline cleaning, with photos of what we find before any work begins.
