Roofing & property care in Hambleton

Hambleton is a village of around 1,800 people just over three miles west of Selby, with the A63 Leeds road running through it and the A1(M) within easy reach. Recorded in Domesday Book as Hameltun, it has the parish church of St Mary, built in 1882, two pubs and a village shop. To the north lies Hambleton Junction, where the East Coast Main Line meets the Leeds to Selby line.

Advanced Property Care provides roof cleaning and moss removal in Hambleton. We look at the roof first, check the condition of the tiles and explain the best way to clean it. You get a free written quote and photographs of the roof when the work is complete. If cleaning alone will not solve the problem, for example where tiles are already damaged, we will say so.

Roofs in Hambleton: what we look out for

Housing in Hambleton includes older cottages along the main road and a large amount of later twentieth-century housing, much of it with concrete interlocking tiles. Concrete tiles have a slightly rough surface that holds moisture and spores, so they grow moss readily, especially on north-facing slopes and where houses are shaded by trees. Hambleton Hough, a wooded hill beside the village, is one of the few patches of higher ground in this part of the Vale of York.

Moss in itself is not the main problem. Thick growth soaks up rain and holds it against the tile surface, which over many winters can contribute to frost damage. It also clogs gutters and downpipes when it washes off, and on low-pitched roofs it can slow water flowing into the gutter so it backs up under the tiles. Lichen and algae add staining that makes an otherwise sound roof look neglected.

Roof Cleaning & Moss Removal

Roof Cleaning & Moss Removal for Hambleton homes

We remove moss by hand-scraping and brushing, working carefully so we do not crack tiles or strip their surface. High-pressure washing is avoided on most roofs because it can erode concrete tiles and drive water under laps. Once the moss is off, we apply a biocide treatment that kills spores, algae and lichen and slows regrowth.

Gutters and downpipes are cleared at the end, as cleaning inevitably sends debris into them. Valleys, the backs of chimneys and areas below overhanging trees get extra attention. We also photograph anything that needs attention, such as cracked tiles, loose ridges or perished mortar, and you decide whether to go ahead with any repairs. If you are selling, a clean roof also makes a better impression on viewings.

FAQs

Questions from Hambleton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Is it worth cleaning a concrete tile roof?

Yes, if the moss is heavy. Concrete tiles are durable, but moss holds moisture against them and blocks gutters. Removing it and treating the roof with a biocide keeps water running off as intended and helps the tiles last. If tiles are badly weathered or the roof is near the end of its life, we will tell you so you can decide whether cleaning is worthwhile.

How long does a roof stay clean after treatment?

That depends on shade, trees and which way the roof faces. On a sunny, open roof, the effect can last several years. On a north-facing or tree-shaded slope, regrowth comes back sooner. A periodic biocide treatment between full cleans is a cost-effective way to keep it under control.

Can you clean a bungalow roof without walking on the tiles?

Often, yes. Lower roofs can sometimes be cleaned from ladders and access platforms at the eaves and gables, using long-handled tools. Where we do need to work on the roof, we use roof ladders and spread our weight to protect the tiles. We explain our access plan before starting.

Which villages near Hambleton do you cover?

We cover Hambleton, Gateforth, Thorpe Willoughby, Brayton, Birkin and Chapel Haddlesey, along with Selby and the surrounding area. Call 07338 612197 to arrange a free roof cleaning and moss removal quote. We can also look at your gutters and roofline while we are there.
