Roofing & property care in Thorpe Willoughby

Thorpe Willoughby is a village of around 2,700 people just off the A1238, a short distance west of Selby, with a village green, a primary school, a pub and a small parade of shops. To the south rises Brayton Barff, a rare patch of higher ground in the flat Vale of York. A large share of the housing is family homes and bungalows on estates that have grown up around the older village core.

When a roof starts to leak, the hardest part is often working out where the water is getting in. Advanced Property Care carries out roof repairs in Thorpe Willoughby by inspecting first and tracing the real cause. You get a written, no-obligation quote, and photographs of the repair once it is done. We would rather fix the right thing once than keep coming back to the same stain.

Roofs in Thorpe Willoughby: what we look out for

The typical roof here is concrete interlocking tile, on houses and bungalows built over the later decades of the twentieth century. These tiles are durable, but the details around them are not. Mortar under ridge and hip tiles cracks and drops out with age, mortar verges along gable ends crumble and let tiles move, and the felt at the eaves can perish where it is exposed to sunlight, letting water run into the fascia rather than the gutter.

Bungalows are common in the village, and their low, wide roofs often have valleys, porch roofs and abutments against walls where lead or mortar flashings have failed. Concrete tiles can also be lifted or cracked in strong westerly winds, which sweep across the open ground towards Selby. Satellite dishes, aerials and roof windows that were fitted without care are another regular source of leaks.

Roof Repairs

Roof Repairs for Thorpe Willoughby homes

Our roof repair work covers replacing slipped, cracked or missing tiles and slates, re-bedding ridges and hips or converting them to a mechanical dry-fix system, re-pointing or dry-fixing verges, and renewing lead flashings, valleys and chimney junctions. We also repair storm damage and reseal or replace leaking roof windows. Small jobs, such as a single slipped tile above a bedroom, are taken as seriously as larger ones.

Before quoting, we check the roof surface, the loft where it is accessible, and the gutters, because water marks inside the house do not always sit directly below the fault. The repair we recommend is the one that stops the leak properly, and we will tell you if a roof is close to needing replacement rather than selling you endless patches.

FAQs

Questions from Thorpe Willoughby homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Our bungalow ridge tiles are loose. Should they be re-bedded or dry-fixed?

Both work. Re-bedding in fresh mortar is traditional and suits many roofs, but mortar will eventually weather again. A dry-fix system mechanically fixes each ridge tile and uses no mortar, so it is less prone to cracking and needs less maintenance. On the concrete-tiled bungalows common in Thorpe Willoughby, dry-fix is often the longer-lasting choice.

Water is coming through around our chimney. What is likely to be wrong?

Leaks around a chimney usually come from cracked or lifted lead flashing, failed mortar fillets, or soakers that have slipped under the tiles. Sometimes the stack itself is porous and water travels down inside it. We look at all of these, photograph what we find and quote for the repair that deals with the actual cause.

Can a few cracked concrete tiles be replaced without matching problems?

Usually, yes. Many concrete tile profiles are still made, and where a tile has been discontinued we can often find a close match or take good tiles from a less visible slope. A small colour difference is normal at first, as new tiles weather over time to blend in with the rest of the roof.

Do you cover Brayton and Hambleton too?

Yes. As well as Thorpe Willoughby we carry out roof repairs in Brayton, Hambleton, Gateforth, Selby, Wistow and Birkin. Call 07338 612197 to arrange a free inspection and quote for any leak, slipped tile or flashing problem, with photos of what we find.
