Roofing & property care in Cawood

Cawood stands on the south bank of the River Ouse, a short distance from where the Wharfe joins it, and has a long history as a residence of the Archbishops of York. The surviving Grade I listed gatehouse of Cawood Castle, now looked after by the Landmark Trust, and All Saints' Church, also Grade I, anchor a village of around 1,600 people, linked across the river by its 1872 swing bridge.

Advanced Property Care looks after gutters in Cawood, from cleaning and unblocking to sealing leaking joints and fitting new runs. We inspect first and explain what is causing overflows or drips, then give you a clear written quote. Quotes are free, and you get photos of the gutters before and after the work. Older properties with cast iron rainwater goods are assessed carefully before anything is replaced.

Roofs in Cawood: what we look out for

The village has a mix of building types, with older brick houses and cottages in the historic centre around the castle and church, alongside later terraces, semis and estate housing. Older properties often have cast iron or early plastic gutters, some fixed directly to masonry or rafter feet, while later homes generally have UPVC systems now several decades old, with hardened seals and sagging runs. Trees along the river and in gardens add leaves each autumn.

Cawood has a long history of flooding from the Ouse, with major floods in 1982 and 2000, and flood defences were raised after those events. Gutters have nothing to do with river levels, but the damp riverside setting means walls take longer to dry when water spills down them. Overflowing gutters and leaking joints can lead to stained brickwork, damp patches and frost-damaged pointing, particularly on older soft brick.

Guttering

Guttering for Cawood homes

We hand-clean gutters, clear downpipes and swan necks, and water-test the system so we know it flows. Leaking joints are resealed or replaced, sagging runs are re-bracketed to the right fall, and broken sections are swapped. Debris is bagged and taken away rather than left in borders.

Where a gutter system is beyond economical repair, we can fit a new UPVC system sized for the roof. On older houses near the castle and church, where appearance matters, we will talk through the options with you first. We also check where downpipes discharge, because blocked gullies can make a clear gutter overflow at the bottom. You get photos of everything we have done, and notes on anything else we spotted, such as slipped tiles or rotten fascias.

FAQs

Questions from Cawood homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Our cast iron gutters are dripping. Can they be repaired?

Often they can. Leaks in cast iron usually come from failed joints, which can be taken apart, cleaned and resealed. Rusted brackets can be replaced and cracked sections swapped. If the system has corroded badly, replacement may be better value, and we will set out the options with photographs so you can decide.

Why does water run down the wall behind the gutter?

That usually means water is getting behind the gutter rather than into it, often because the roof felt at the eaves has perished or the gutter has dropped away from the tile edge. An eaves support tray or repositioning the gutter often fixes it. We will check whether the fascia behind has been damaged too.

How often should gutters be cleared on an older Cawood house?

Once a year suits most homes, ideally in late autumn after leaf fall. Properties close to trees or with valleys and parapets may benefit from a spring check as well. Regular clearing is especially worthwhile on older soft-brick houses, where overflowing water quickly causes damp and spalling.

Do you cover Wistow, Riccall and nearby villages?

Yes. As well as Cawood, we cover Wistow, Riccall, Selby, Ulleskelf, Church Fenton and Biggin. Call 07338 612197 to arrange a free gutter cleaning or repair quote, with photos of the finished job and an honest view of whether repair or replacement makes sense.
