Roofing & property care in Barlby

Barlby sits on the east bank of the River Ouse, directly opposite Selby, and together with its neighbour Osgodby forms a parish of more than five and a half thousand people that has grown steadily since 2001. It ranges from the grid of Edwardian terraces at Barlby Bridge beside the river to the older village around All Saints' Church, built in 1779 to 1780, and the newer estates that have spread out from it.

Advanced Property Care carries out re-roofing and new roof work in Barlby. We start by inspecting the roof properly, including the loft, so we can tell you honestly whether a repair is enough or whether a full re-roof is the better long-term choice. You get a clear written quote, and photos of the work at each stage.

Roofs in Barlby: what we look out for

Terraces of that age were usually built with natural slate roofs, and after a century or more many are suffering from nail fatigue, where the fixings rust through and slates slip one by one. Valleys between rear additions, lead around chimney stacks and the junctions between neighbouring houses are common weak points. Later semis and bungalows in the village tend to have concrete tiles on sarking felt, which is often brittle and torn at the eaves by now.

Barlby lies in the flat, low-lying Vale of York, and much of the parish is functional floodplain. In November 2000 the Ouse overtopped defences and a significant part of the village flooded. Defences have since been improved, but the damp climate of the river valley means roof timbers in poorly ventilated lofts can suffer from condensation and rot, which often only becomes obvious when a roof is opened up.

New Roofs & Re-Roofing

New Roofs & Re-Roofing for Barlby homes

A re-roof involves stripping the existing covering, checking rafters and replacing or strengthening any decayed timber, then fitting a breathable membrane and new treated battens. We can re-slate in natural slate, which suits older terraces, or lay concrete or clay tiles where they suit the house. Ridges and hips are finished with dry-fix systems.

We renew lead flashings, valleys and chimney details at the same time, and on terraced houses we take care over the junction with next door so the two roofs stay watertight where they meet. A breathable membrane also improves ventilation in the loft, helping to reduce the condensation that older roofs in damp, low-lying areas often suffer from. We keep you informed about scaffolding and timings throughout.

FAQs

Questions from Barlby homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Can I re-roof my terraced house in Barlby Bridge without my neighbours doing theirs?

Yes. Most terraced re-roofs are done one house at a time. The key is the junction where the new roof meets the old one next door. We detail that join carefully so it stays watertight, and we will talk to you about letting neighbours know before scaffolding goes up, since it may affect access on either side.

Should I replace slate with concrete tiles to save money?

It depends on the house. Concrete tiles are heavier than slate, so the roof structure must be able to take the extra weight, and on older terraces slate is usually the better match for the street. On some later houses, concrete tiles are a perfectly sensible, durable option. We set out the choices clearly in our written quote.

Our loft gets damp and smells musty. Could a new roof help?

It may. Older roofs with bitumen felt or no underlay often have poor ventilation, so warm moist air from the house condenses on cold timbers. A re-roof with a breathable membrane, combined with adequate eaves ventilation, can greatly reduce that. We will check whether the damp is condensation or a leak before suggesting anything.

Do you cover Osgodby and Riccall?

Yes. We work across Barlby, Osgodby, Riccall, Selby, Skipwith and the villages north of Selby along the A19. Call 07338 612197 for a free, no-obligation re-roofing quote with photos and a clear explanation of what your roof needs and why.
