Roofing & property care in Stockton-on-the-Forest
Stockton-on-the-Forest lies north-east of York, its name a reminder that it once stood within the royal Forest of Galtres. The village stretches along its main street, with older houses, farmhouses and listed buildings such as Stockton Hall among later homes, and open farmland on all sides.
Advanced Property Care replaces fascias, soffits and bargeboards for homeowners and landlords in Stockton-on-the-Forest. The roofline is often overlooked until a board splits, a gutter pulls away or birds start nesting in the eaves. We inspect the whole roof edge, show you photos of what is happening behind the gutter, and provide a clear written quote. Whether your home is a farmhouse, a cottage or a modern detached house, we will recommend what suits it rather than one standard answer, and we will explain the reasons behind it.

Roofs in Stockton-on-the-Forest: what we look out for
Housing in the village ranges from brick cottages and farmhouses with clay pantile roofs to bungalows and detached homes built in the second half of the 20th century. Many of the later properties were finished with painted softwood fascias, soffits and bargeboards. Without regular repainting, these rot from the joints and the bottom ends of gable boards, and the damage often spreads behind the gutter where it cannot be seen from the ground.
Because the village sits in flat, open farmland, there is little shelter from wind-driven rain, and west-facing gables and long eaves are the first to suffer. Older cottages may have timber barge boards or exposed rafter ends, which need different treatment from a modern boxed eave. Birds are common in a rural setting, and gaps where a soffit has dropped or a board has split become nesting sites, bringing noise and mess into the roof space.

Fascias, Soffits & Roofline for Stockton-on-the-Forest homes
For homes with rotten timber, we remove the old fascias, soffits and bargeboards, check the rafter feet for decay, and fit new UPVC roofline that will not need painting. We fit eaves protection so the roof membrane or felt drains properly into the gutter, add ventilation where appropriate, and usually renew gutters at the same time.
On older cottages where a traditional look matters, we can discuss profiles and finishes that sit better with the building, or repairing original timber where that is the better choice. Sound PVC roofline can be cleaned and resealed instead of replaced. We will show you photos before and after and explain exactly what the quote includes, from the length of each board to the gutters, downpipes and vents being fitted. If birds have been nesting in the eaves, we will advise on timing the work outside the nesting season.

Questions from Stockton-on-the-Forest homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
The bargeboard on my gable end is rotting at the bottom. Can just that part be replaced?
Sometimes, but rot at the foot of a bargeboard often means water has been getting in for a while and the rest of the board may be soft too. We check the whole length and the timber behind it. If only a section is affected, a repair may be fine, and we will show you photos either way.
Will UPVC roofline look out of place on an older cottage?
It depends on the cottage. Many older village homes already have PVC roofline and it can look neat. On others, especially those with character features, a simpler profile, a timber repair or a specific colour may suit better. If the property is listed, check with City of York Council before changing materials.
Do new soffits need vents?
Many roofs need ventilation at the eaves to stop condensation in the loft, especially where insulation is thick. Vented soffits or over-fascia vents are common ways to provide it. Whether your roof needs them depends on the underlay and loft setup, and we check before deciding.
How long does it take to replace fascias and soffits on a detached house?
It depends on the length of the roofline, the number of gables and dormers, and whether gutters are being replaced too. When we quote, we will tell you what the job involves and how long it is likely to take, so you can plan around it. We do not give fixed timescales before seeing the property.
