Roofing & property care in Huntington
Huntington runs along the River Foss on the north-eastern edge of York, from the old village around All Saints' Church to the busy area near Monks Cross. It was once a small settlement within the Forest of Galtres, but grew quickly with 1930s rehousing schemes and post-war estates, and building has continued ever since.
Advanced Property Care cleans roofs and removes moss for Huntington homeowners and landlords. Moss is more than a cosmetic issue: it holds water against tiles, lifts them as it grows, and washes down into gutters where it causes blockages and overflows. We look at the roof first, explain whether cleaning is the right answer and send you photos of the roof before and after, along with a clear written quote. If the roof needs repairs rather than just a clean, we will say so plainly.

Roofs in Huntington: what we look out for
Huntington's housing is mostly brick semis and detached homes from the 1930s onwards, with a large amount of post-war and later estate housing. Many of these roofs are covered in concrete interlocking tiles, whose slightly rough surface gives moss spores an easy foothold. Once established, moss forms thick cushions along the tile laps and around the ridge.
The Foss and the open land near it keep the air damp on autumn and winter mornings, and fog lingers in low-lying parts of York. North-facing slopes, roofs shaded by neighbours or trees, and garages tucked under hedges stay wet for long periods and are usually the worst affected. The old village is a conservation area, and some older properties there have clay pantiles or slate, which need a gentler approach than modern concrete tiles. Lichen, the flat grey-green crusts you often see on older tiles, is slower growing than moss but grips harder and needs treating rather than scraping.

Roof Cleaning & Moss Removal for Huntington homes
We remove moss by hand from the roof surface and tile laps using scrapers and brushes, rather than blasting the tiles with high pressure, which can strip their surface and force water under the laps. Once the bulk is off, we apply a biocide treatment that kills remaining spores, algae and lichen and slows regrowth. The gutters and downpipes are cleared afterwards so the debris does not cause blockages.
While we are on the roof we note any cracked or slipped tiles, worn ridge mortar or tired flashings, because moss often hides small defects. We will show you photos and tell you if anything needs repairing, so you can decide what to do next. For homes with clay or slate roofs in the older part of Huntington, we adapt the method to suit the material.

Questions from Huntington homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Will cleaning my Huntington roof stop moss coming back for good?
No roof stays moss free forever, especially in a damp, shaded spot near the Foss. Removing the moss and applying a biocide slows regrowth considerably, and the treatment carries on working after we leave. Most homeowners find a check every few years and occasional re-treatment keeps things under control.
Do you use a pressure washer on the tiles?
We avoid high-pressure washing on tiled roofs. It can erode the surface of concrete tiles, damage older clay tiles and push water under the laps into the loft. Hand removal followed by a biocide is slower but much kinder to the roof and its lifespan.
Is moss actually harmful, or does it just look bad?
It can cause real problems. Moss soaks up water and holds it against the tiles, which encourages frost damage in winter. Thick growth can lift tiles at the laps and lets rain blow in, and lumps washed off the roof block gutters and downpipes. Removing it protects the roof as well as tidying it up.
Can you clean a garage or extension roof as well as the house?
Yes. Garage and extension roofs are often the most heavily mossed because they are low and shaded. Pitched tiled roofs are cleaned the same way as the main roof. Flat roofs are handled differently and we check the covering for damage while we are there.
