Roofing & property care in Holtby

Holtby is a small village just off the A166 about five miles east of York, with Osbaldwick Beck running through it and Dunnington a short distance to the south. Holy Trinity Church was rebuilt in brick in 1792, and the village has several other listed buildings among its homes. At the 2001 census, nearly all of its dwellings were detached houses.

Advanced Property Care repairs and replaces flat roofs for homeowners and landlords in Holtby. Detached houses tend to come with attached or double garages, utility extensions, porches and sometimes dormers, and those are exactly where flat roofs are found. We find out why yours is leaking or ponding, explain whether a repair or replacement is the better option, and give you a clear written quote with photos of the problem.

Roofs in Holtby: what we look out for

Holtby's homes are mostly detached brick houses and bungalows, with some older properties and farm-related buildings near the church. Many of the 20th-century homes were built with flat-roofed garages or later gained single-storey extensions and kitchen additions. The older ones were typically covered in traditional felt on timber decking.

Felt roofs on exposed, open sites age through repeated heating in summer sun and cooling in winter frosts, which cracks the surface and opens up seams. The village is surrounded by farmland, so there is little shelter from wind, which can lift poorly bonded edges and trims. Garden trees drop leaves into outlets and corners, and where a flat roof has little fall, water sits on it for days after rain. Look for blisters, splits at the edges, gaps where the roof meets the house wall, or damp patches on the ceiling inside.

Flat Roofing

Flat Roofing for Holtby homes

For limited damage such as a split seam or a lifted edge, a repair can extend the life of the roof. When the felt is worn out or the deck has gone soft, we strip the roof back to the joists or deck, replace rotten boards, add firrings to create a proper fall and install a modern seamless system with new edge trims, upstands and outlets.

Where the flat roof meets the house or a pitched roof, we renew the flashing so water cannot track behind the upstand. Garage roofs that will be stood on for maintenance, or roofs below windows, need a surface that suits that use. We explain the options and you get photos of the deck, details and finished roof.

FAQs

Questions from Holtby homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

My garage roof is felt with stone chippings on top. Can it be repaired?

Chippings make it harder to see the felt underneath, but localised problems can often be repaired after clearing the area. If the felt is perished across the roof or the deck is soft, replacement is better value. We check from above and, where possible, from inside the garage to judge the condition.

Why does water pool in one corner of my flat roof?

Pooling usually means the fall is too shallow or the deck has sagged in that area, sometimes because the timber underneath has started to rot. Standing water shortens the life of the covering. When a roof is replaced, we can correct the fall so water drains to the gutter or outlet.

Can a flat-roofed extension be converted to a pitched roof instead?

Sometimes, depending on the extension's walls, the house above and planning rules. It is a bigger job than replacing a flat roof and may need building regulations approval. If you are considering it, we can talk through the practical options, but a well-built modern flat roof is often the simpler answer.

How can I tell if water is getting into my flat roof deck?

Signs include a spongy feel underfoot, sagging, staining on the ceiling below, and blisters on the surface. Sometimes water enters at an edge or upstand and spreads across the deck before showing inside. We check the edges, outlets and junctions as well as the main surface.
