Roofing & property care in Sand Hutton
Sand Hutton is a small estate village north-east of York, once the home of the Walker baronets, whose estate famously included its own narrow-gauge railway and fire brigade. Today much of the village and surrounding land is owned by the Church Commissioners. St Mary's Church dates from 1840 to 1842, and the remains of the 12th-century St Leonard's Church stand in its churchyard. The village is also home to a science campus on its edge, long associated with government food and environment research.
Advanced Property Care cleans roofs and removes moss for Sand Hutton homeowners and landlords. We look at the roof first, explain what is growing and whether cleaning alone is enough, and give you a clear written quote. Photos before and after show the result, and we will point out anything else we notice while on the roof.

Roofs in Sand Hutton: what we look out for
The village has a mix of older estate cottages, a Victorian school building and later houses, many set back among large trees and hedgerows. Older roofs here may be clay pantiles or slate, while newer homes typically have concrete tiles. All of them are prone to moss and algae where branches overhang and keep the surface shaded and wet for long periods.
Under heavy tree cover, roofs collect leaf litter and twigs in valleys and behind chimneys, which rots down into a perfect bed for moss. Lichen also grows well in clean country air and forms tight grey and yellow crusts, particularly on clay pantiles. Over time, thick moss pushes up the laps of the tiles and lets driven rain under them, while debris washed off the roof blocks gutters and downpipes. Outbuildings, garages and lean-to roofs under trees are often the worst affected.

Roof Cleaning & Moss Removal for Sand Hutton homes
We remove moss from the roof surface by hand with scrapers and brushes, working carefully around older or more fragile tiles. High-pressure washing is avoided because it can damage tile surfaces and force water into the roof. Once the bulk of the growth is off, we apply a biocide treatment that continues to work on remaining spores, algae and lichen over the following weeks.
Gutters, valleys and outlets are cleared once the roof is done, since that is where the debris ends up. While we are up there we check for cracked or slipped tiles, damaged ridges and failing flashings and report them with photos. For properties under tall trees, we may suggest keeping a closer eye on gutters between cleans.

Questions from Sand Hutton homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Is it safe to clean an old clay pantile roof?
Yes, if it is done gently. Old clay pantiles can be brittle, so we avoid pressure washing and walk on the roof as little as possible, using access equipment where needed. Moss is removed by hand and a biocide treats what remains. Any cracked pantiles we spot are photographed and reported.
The yellow and grey patches on my roof will not scrape off. What are they?
Those are usually lichens. They bond tightly to the tile surface and scraping them can damage it. A biocide treatment kills them and they gradually weather away over the following months. It is a slower process than moss removal, but much safer for the tiles.
I rent my home in Sand Hutton. Can I arrange a roof clean?
For rented homes, roof maintenance is usually the landlord's or estate's responsibility, so it is best to raise it with them first. We are happy to provide photos and a written quote that you or your landlord can use, and to work with whoever manages the property.
Will cutting back trees help keep moss away?
It often helps a lot. More light and air on the roof means it dries faster after rain, and fewer leaves land on it. Even modest crown lifting or trimming of overhanging branches can make a difference. Check any tree restrictions before cutting, and combine it with a biocide treatment for the best result.
