Roofing & property care in Flaxton

Flaxton is a village just north of the A64, a short drive from York, laid out along a long, wide green with houses facing each other across the grass. It has older brick cottages and farmhouses as well as later infill homes, and it is popular with people who want village life within easy reach of the city and the ring road.

Many roofs around the green have mellowed over the years, and some have gathered a thick coat of moss. Advanced Property Care cleans roofs and removes moss for homeowners and landlords across York and Ryedale. In Flaxton we inspect your roof first, check the condition of the tiles, and recommend a cleaning approach that suits them. You get a clear written quote, and photos of the roof before and after.

Roofs in Flaxton: what we look out for

Flaxton's older houses commonly have clay pantile roofs, while later homes have concrete interlocking tiles. Both can carry heavy moss. Concrete tiles in particular have a rough surface that holds moisture and spores, and once established the moss grows into thick cushions along the laps and around the ridge. North-facing slopes, and those overhung by the mature trees on and around the green, are usually the worst affected.

In a flat, low-lying area like the Vale of York, roofs often stay damp through autumn and winter, especially when mist and fog linger. The moss on a roof holds water, which increases the risk of frost damage to tiles and can lift them so rain is blown underneath. It also breaks off and washes into gutters, blocking outlets and causing overflows that stain walls and soak fascia boards.

Roof Cleaning & Moss Removal

Roof Cleaning & Moss Removal for Flaxton homes

Our roof cleaning in Flaxton is carried out mainly by hand, with scrapers and soft brushes to lift moss off the tiles without damaging them. We work from the top down so debris is not pushed under the tile laps. High-pressure washing is only used where it is suitable for the roof covering and its condition, as it can harm older tiles and pointing.

Once the roof is clear, we apply a biocide to kill remaining spores and slow regrowth. Gutters and downpipes are cleared at the end so the removed moss does not cause blockages later. While on the roof we note slipped or cracked tiles and loose ridges, and photograph them for you with a separate quote if repairs are needed.

FAQs

Questions from Flaxton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Is roof cleaning worth it, or is moss just cosmetic?

Light algae staining is mostly cosmetic, but thick moss can cause real problems. It keeps tiles wet, which makes frost damage more likely, it can lift tiles so rain gets underneath, and it blocks gutters. Removing it and treating the roof helps protect the tiles and drainage.

How long does a biocide treatment keep moss away?

It depends on how shaded and damp the roof is. A biocide kills remaining spores and slows regrowth, so the roof stays clearer for longer than cleaning alone. Roofs under trees or facing north will usually need attention again sooner than open, sunny slopes.

Can you clean just one side of the roof?

Yes. Often the north-facing side or the slope under trees carries most of the moss while the other side is fairly clear. We can clean and treat only the slopes that need it, and our quote will explain which parts we recommend doing.

Will you need to walk on my roof?

Where it is safe, some work is done from the roof using proper access equipment and care to spread our weight and avoid cracking tiles. On some roofs we work from ladders, towers or other access. We choose the safest method for the roof and the property.
