Roofing & property care in Alne

Alne lies just north of the River Kyle, a short distance west of the East Coast Main Line, and has grown into one of the larger villages between York and Easingwold. Its Grade I listed St Mary's Church, the annual street fayre and a busy recreation ground give it a strong sense of community, and the housing ranges from old brick cottages to family homes built across the twentieth century.

A new roof is a big decision, and it should be based on facts rather than a sales pitch. Advanced Property Care inspects the existing roof in Alne first, explains whether a full replacement is genuinely needed, and gives you a clear written quote setting out materials and method. If repairs would do the job, we will say so. There is no pressure either way.

Roofs in Alne: what we look out for

Brick has deep roots here; the York Handmade Brick Company operates just east of the village, and red brick walls with clay pantile or slate roofs define the older streets. Many of those roofs have been patched over generations, and some are now on their original battens with no underlay at all, which leaves them vulnerable to wind-driven rain and draughts.

The newer parts of Alne include houses from the 1960s, 70s and 80s with concrete interlocking tiles. These tiles were made to last, but the felt underneath often perishes long before the tiles do, and older bedded ridges loosen with age. A typical sign that re-roofing is on the horizon is a loft where the felt has torn or sagged between rafters, combined with recurring small leaks. Flat, open land around the village means roofs take a fair amount of wind, so secure fixing matters.

New Roofs & Re-Roofing

New Roofs & Re-Roofing for Alne homes

A re-roof with us means stripping the old covering down to the rafters, checking and treating any timber issues, then fitting a breathable membrane and new treated battens. We then lay the chosen covering, whether natural slate, clay pantiles or concrete tiles, with dry-fix ridge and hip systems and new lead work where needed. Gutters and roofline can be renewed at the same time while the scaffold is up, which saves a second set of access costs later.

For older Alne houses, we can often reuse sound original pantiles or slates, topped up with good reclaimed stock, to keep the character of the street. On later houses, modern concrete or clay tiles can be specified to suit. Throughout the job we photograph each stage, so you can see what is under the finished roof.

FAQs

Questions from Alne homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Can I keep my original clay pantiles if I re-roof?

Usually, if enough of them are sound. We carefully strip and sort the existing tiles, discard any that are cracked or spalling, and top up with reclaimed pantiles of a similar type. Relaying them over a new membrane and battens gives the roof a much longer life while keeping its appearance on an Alne street.

What are the signs a 1970s house in Alne needs a new roof?

Look in the loft for torn or brittle felt, daylight around tiles, damp patches on timbers and rusted nails. Outside, frequent slipped tiles, a sagging roofline or a ridge that keeps losing mortar can all point to a roof nearing the end of its life. An inspection will confirm whether repair or replacement is the better option.

Is a breathable membrane really better than traditional felt?

For most homes, yes. A breathable membrane lets moisture vapour escape from the loft while stopping rain getting in, which reduces condensation on timbers. Old bitumen felt does not allow that, and it tends to become brittle and tear. It is now standard practice on a full re-roof.

Will I need to move out while the roof is replaced?

Normally not. The work is done from scaffolding outside, and we keep the roof weathertight at the end of each day. There will be some noise and dust in the loft, so it is worth clearing stored items beforehand. We explain the order of works when we give you your written quote.
