Roofing & property care in Tollerton

Tollerton is a compact village in the flat country north-west of York, close to the A19 and the East Coast Main Line. It has a good mix of housing, from older brick cottages to estates built in the second half of the twentieth century, and plenty of gardens with mature trees and hedges.

Gutters are easy to ignore until they overflow. When they do, water runs down brickwork, soaks into mortar and can find its way through walls, around window frames and into foundations. Advanced Property Care clears, repairs and replaces guttering in Tollerton, starting with a look at why the gutter is failing, so the fix lasts. You get a straightforward written quote, and photographs of the gutters before and after so you can see the difference. No hard sell, just honest advice.

Roofs in Tollerton: what we look out for

Most houses in Tollerton use plastic guttering, a mix of half-round and square profiles, typically fitted when roofs or fascias were last renewed. Plastic is light and cheap to maintain, but it moves with temperature. Over time the rubber seals in the joints harden and leak, brackets loosen, and long runs start to sag so water pools in the middle rather than flowing to the outlet.

Some older properties still have cast iron or aluminium gutters, which last well when painted but rust or split at the joints once neglected. On top of that, trees and hedges in and around the village shed leaves, seeds and twigs every autumn, and moss washes down from roof tiles. Downpipes then block at the bends or at the gully, and in a heavy downpour the whole system backs up and spills over the front of the house.

Guttering

Guttering for Tollerton homes

Our guttering service starts with a full clean: removing debris and moss by hand and vacuum, flushing outlets and downpipes, and checking the flow. We then look at falls, joints and brackets, resealing or replacing leaking unions, refixing sagging sections and clearing blocked bends.

Where a run is cracked, badly distorted or beyond sensible repair, we can replace it with a new system in a matching or upgraded profile. Deep-flow guttering can suit larger roofs on Tollerton's family houses. If the fascia behind the gutter has rotted, we will point that out with photos, as new gutters need a sound board to fix to. We also check that downpipes discharge into a working gully or drain, because a gutter is only as good as the pipe it empties into.

FAQs

Questions from Tollerton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

How often should gutters be cleaned on a house in Tollerton?

For most homes, once a year is enough, ideally in late autumn after the leaves have fallen. If your house is close to large trees or you have had overflows before, twice a year may be better. Regular cleaning is much cheaper than dealing with damp walls or rotten fascias later.

My gutter drips at one joint. Do I need a whole new system?

Usually not. A single leaking joint is often caused by a perished seal or a union that has moved. We can reseal or replace that union and check the rest of the run. A full replacement only makes sense when several sections are cracked, badly sagging or the system is very old.

Water is pouring over the gutter at the corner of the house. Why?

Overflow at a corner or near an outlet usually means a blocked downpipe or outlet, a gutter that has lost its fall, or a section of roof sending more water than the gutter can carry. We check each of these and fix the actual cause, which may be as simple as clearing a blocked bend.

Can you replace old cast iron guttering with plastic?

Yes, plastic or aluminium systems can replace cast iron on most houses. If you would like to keep a traditional look, there are cast-iron-style profiles available. We will talk you through options, including whether repairing and repainting the existing iron guttering might be worthwhile instead.
