Roofing & property care in Linton-on-Ouse
Linton-on-Ouse grew up alongside one of the best known airfields in Yorkshire. RAF Linton-on-Ouse trained fast-jet pilots for decades until flying training ended in 2019, and the aerodrome closed at the end of 2020. The village itself, set beside the River Ouse north-west of York, has a mixture of older houses and plenty of post-war homes. Linton Lock, on the river nearby, is a familiar landmark for boaters and walkers, and the village keeps a quiet, rural character now the jets have gone.
Many of those houses have flat-roofed elements: garages, rear extensions, porches and dormers. These are often the first part of a property to leak. Advanced Property Care inspects flat roofs in Linton-on-Ouse, checks the decking, falls and outlets as well as the surface, and gives you a clear written quote for repair or replacement, with photographs of what we find.

Roofs in Linton-on-Ouse: what we look out for
Post-war housing in this area often came with felt flat roofs over single garages and kitchen or porch extensions. Traditional built-up felt typically lasts somewhere around ten to twenty years before it starts to blister, crack and lift at the edges. Many have been patched more than once, and the layers of repairs can trap water rather than keep it out.
The low-lying land near the river and open ground around the old airfield mean wind can catch the edges of flat roofs, where trims and upstands are weakest. Puddling is another common issue: when timber decking sags or the original fall was too shallow, water sits on the roof, finds the smallest crack and soaks into the boards beneath. By the time a stain appears on a ceiling, the deck may already be soft. Outlets blocked by leaves make ponding worse still.

Flat Roofing for Linton-on-Ouse homes
For a flat roof in poor condition, we strip the old covering, replace any rotten decking with new boards, and check that the roof has an adequate fall towards its outlet or gutter. Where it does not, firring strips can be added to improve drainage. We then lay a modern seamless system, chosen to suit the roof's size and use, finished with new edge trims and upstands.
If the existing roof is fundamentally sound, a targeted repair may be enough: sealing a failed seam, renewing flashing where the roof meets a wall, or clearing and replacing an outlet. We explain which option suits your Linton-on-Ouse property and why. Where a garage roof also has a failing gutter or rotten fascia board along its edge, we include that in the quote too.

Questions from Linton-on-Ouse homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
How long should a new flat roof last?
A properly installed modern seamless system on a sound, well-drained deck should last far longer than old felt, often several decades. The detail work at edges, upstands and outlets matters as much as the material itself, which is why we pay close attention to those areas on every flat roof.
Water sits on my garage roof after rain. Is that normal?
Small puddles that dry within a day or two are fairly common, but standing water that lingers suggests the deck has sagged or the fall is inadequate. Over time it speeds up wear and makes leaks more likely. We can check the fall and, if needed, rebuild the roof with improved drainage.
Can you repair just one leaking area of a felt roof?
Sometimes. If the rest of the felt is in decent condition and the leak is from a single split or a failed upstand, a local repair can be effective. If the felt is blistered, brittle and patched in many places, a repair is unlikely to last long and replacement will be better value.
Do you replace flat roofs on dormers as well as garages?
Yes. Dormer roofs are often small but awkward, with tight junctions against the main roof and walls. We strip and renew them using the same approach as a garage or extension, paying particular attention to the flashings where water is most likely to get in.
