Roofing & property care in Huby

Huby lies about nine and a half miles north of York and five miles south-east of Easingwold, with Sutton-on-the-Forest just over a mile away. It is the largest village in the Huby and Sutton ward, with over a thousand residents, a shop and post office, a Methodist church, a village hall and a sports ground with its own pavilion. Many of its residents commute to York, and the village has grown with new estates alongside its older cottages. It also has a pub and a fish and chip shop.

With so many family homes, many built in the second half of the twentieth century, roof moss is a common sight. Advanced Property Care cleans roofs in Huby using methods that suit the covering. We inspect first, then give a written quote with photos. Call 07338 612197 for a free quote.

Roofs in Huby: what we look out for

Huby sits in what was once part of the Forest of Galtres, and while the forest is long gone, the village still has plenty of mature trees, hedges and gardens. These shade roofs and drop leaves and seeds, creating ideal conditions for moss. North-facing slopes can build up thick cushions that hold water and lift tiles.

Most houses in the village have concrete interlocking tiles, which gradually lose their smooth surface over the years and become a base for lichen and algae, visible as dark streaks and patches. Older cottages may have clay pantile or slate, where moss gathers in the laps. Once moss breaks away, it washes into gutters and downpipes, causing blockages and overflow. Flat-roofed garages and extensions can also gather moss, which holds water against the covering and shortens its life. Treating these at the same time as the main roof is often sensible.

Roof Cleaning & Moss Removal

Roof Cleaning & Moss Removal for Huby homes

We remove moss by hand, scraping and brushing each course of tiles in line with the lap so water is not forced underneath. On sound concrete tiles, a low-pressure rinse may follow. Clay and slate roofs are always cleaned by hand. We also check the ridge and verge mortar, as moss often grows in cracks there. Lichen on the tiles may take a few weeks after the biocide treatment to fade completely.

After cleaning, we apply a biocide to kill spores and slow regrowth, and then clear the gutters and downpipes of everything that has come off the roof. We photograph the roof before and after, and record any cracked tiles, loose ridges or worn flashings so you can see the full condition of the roof.

FAQs

Questions from Huby homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

What is the difference between moss, algae and lichen on a roof?

Moss forms thick green cushions that hold water and lift tiles. Algae shows as black or green streaks and is mainly cosmetic. Lichen forms crusty yellow or grey patches and grips the tile surface tightly. Each responds slightly differently to cleaning, and a biocide treatment helps deal with all three.

Can I just knock the moss off myself from a ladder?

Working on roofs is dangerous without the right equipment, and walking on tiles can crack them. Scraping in the wrong direction can also lift tiles and let water in. We use roof ladders and safe access, and clean in a way that protects the roof covering.

Will cleaning make my roof look new?

It will remove moss and most of the dirt, and a biocide will continue to fade algae and lichen over the following weeks. Older concrete tiles will still look their age, as cleaning cannot restore worn surfaces. We will show you before-and-after photos so you can see the difference.

Is it better to clean the roof in summer or winter?

Roof cleaning can be done for much of the year, but dry, mild weather is best. Biocide treatments work best when there is no rain forecast for a while after application. We plan visits around the weather to get the best results.
