Roofing & property care in Deighton

Deighton is a small village about five miles south of York on the A19, within the City of York boundary, and its parish also takes in most of the hamlet of Crockey Hill. It is a rural place of fewer than three hundred people, with farmsteads, cottages and individual houses set among open fields, and its name is thought to mean a farmstead surrounded by a ditch.

Advanced Property Care repairs and replaces flat roofs in Deighton and the surrounding villages. Whether the problem is a garage that drips, an extension with a sagging deck or a dormer that leaks at the edge, we inspect first and explain what is causing it. Quotes are free and written, and come with photos of the finished work. We will not recommend a full replacement if a repair will genuinely do.

Roofs in Deighton: what we look out for

Rural properties around Deighton tend to have more flat roofs than you might expect. Farmhouses and cottages have often been extended over the years with single-storey kitchens, utility rooms and garden rooms, and many homes have detached garages, stores and workshops with felt or asphalt roofs. Older converted outbuildings may combine pitched roofs with flat-roofed link sections where water tends to collect.

Open farmland on all sides means flat roofs here take the full force of wind and driving rain, and edge trims and drip details can lift in strong gusts. Leaves and debris from hedges and trees collect around outlets and in gutters, and once water ponds on a roof with too little fall, it finds its way into joints and laps. Older felt roofs also suffer from sun damage on south-facing aspects, cracking and crazing before they eventually split.

Flat Roofing

Flat Roofing for Deighton homes

We repair flat roofs where the covering is basically sound, resealing splits, renewing failed upstands and clearing or replacing outlets. Where the covering has reached the end of its life, we strip it off, replace any rotten decking and install a modern seamless flat roof system suitable for extensions, garages, dormers and bay roofs.

Replacement is a good chance to put right poor drainage, adding firring to improve falls and making sure gutters and outlets can cope with the roof area. On outbuildings and garages, we also look at how the flat roof meets neighbouring walls and pitched roofs, which is where many leaks actually begin. Every job is photographed, so you can see the deck, the new covering and the finished edge detail.

FAQs

Questions from Deighton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Our detached garage roof is sagging in the middle. Can it be fixed?

A sagging flat roof normally means the deck, and sometimes the joists, have been weakened by water getting in. Patching the surface will not cure it. We would strip the covering, replace the affected decking, strengthen any weak joists and lay a new roof with a proper fall so water no longer collects. We explain the work clearly in the quote.

Is a flat roof suitable for a garden room or new extension?

Yes. Modern seamless systems are well suited to single-storey extensions and garden rooms, provided the roof is designed with an adequate fall and correctly sized outlets. If your builder is putting up the structure, we can talk about the roof covering and edge details so the finished roof drains properly.

Do flat roofs on outbuildings need regular checks?

It is worth looking at them once a year, especially after autumn when leaves gather around outlets. Look for standing water, cracks, blisters or lifting trims. Outbuildings are easy to overlook, and a small leak can go unnoticed for months, damaging stored items and the timber deck before anyone realises.

Do you work in Crockey Hill and nearby villages?

Yes. We cover Deighton, Crockey Hill, Escrick, Wheldrake, Naburn, Fulford and Heslington, among other places south of York. Call 07338 612197 to arrange a free, no-obligation flat roofing quote. We can look at any pitched roofs, gutters or fascias at the same visit.
