Roofing & property care in Wheldrake
Wheldrake is a large village south-east of York, close to Wheldrake Ings, the flood meadows along the River Derwent that form part of the Lower Derwent Valley. The village keeps the shape of a planned medieval settlement along Main Street, Church Lane and the Back Lanes, which make up its conservation area. St Helen's Church has a 13th-century stone tower, with the body of the church rebuilt in Georgian style in 1778 and 1779.
Advanced Property Care replaces and repairs fascias, soffits and bargeboards for homeowners and landlords in Wheldrake. When roofline boards rot, they can no longer hold gutters securely, they let water into the roof edge, and they give birds and insects a way into the loft. We inspect, explain the options and provide a clear written quote with photos.

Roofs in Wheldrake: what we look out for
Late 20th-century housing now almost surrounds Wheldrake's historic core, and a lot of it was built with painted timber fascias, soffits and bargeboards. After decades of weather, many boards have rotted at their joints, behind gutter brackets and at the bottom of gable boards. Sometimes they were later covered with thin PVC cladding, which can hide continuing decay underneath.
The village sits on low, open land near the Ings, so gable ends face plenty of wind-driven rain, and damp air from the river meadows keeps roofline wet for long periods in autumn and winter. That also encourages green algae on white PVC. In the conservation area, older brick cottages and houses may have traditional timber eaves, exposed rafter feet or simple boards rather than boxed soffits. Repairs to these need more thought about appearance, and owners of listed buildings should check with the council before materials change.

Fascias, Soffits & Roofline for Wheldrake homes
Where the timber is decayed, we remove the old fascias, soffits and bargeboards, check and treat or repair the rafter ends, and fit new UPVC roofline that will not need painting. We add eaves protection so the roof underlay drains cleanly into the gutter, include ventilation where needed, and usually fit new gutters and downpipes at the same time.
Where roofline is still sound, cleaning, re-fixing and sealing can be enough. Gaps used by birds can be sealed with suitable fittings once any nesting has finished. On older homes in the conservation area, we can discuss traditional repairs or simpler profiles that suit the building better than standard boxed eaves. You will receive photos and a quote that lists every element included.

Questions from Wheldrake homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Can you replace fascias on an older cottage in Wheldrake conservation area?
Yes, but we look at what suits the building. Some older properties have traditional timber eaves that are better repaired or replaced like for like. Others already have modern roofline. If your home is listed or you are planning a visible change in the conservation area, check with City of York Council first.
Is there a good time of year to replace roofline?
Roofline can be replaced year round, but if birds are nesting in the eaves, the work that would disturb them should wait until the nests are empty, as active nests are protected. Late summer to early spring is often easiest for sealing bird gaps. We advise on timing when we inspect.
What is the difference between fascias, soffits and bargeboards?
Fascias are the boards along the bottom edge of the roof that carry the gutter. Soffits are the boards underneath, closing the gap between the fascia and the wall. Bargeboards run up the sloping edge of a gable. All three protect the roof edge and need to be sound to keep water and pests out.
My soffit has dropped and I can see into the roof. Is that urgent?
It is worth dealing with soon. An open soffit lets in birds, wasps and wind-driven rain, and the cause is often rotten timber or failed fixings. We check the fascia and rafter ends around it, because the problem is rarely limited to the visible gap, and quote for a proper repair.
