Roofing & property care in Fulford
Fulford lies on the east bank of the Ouse, about two miles south of York city centre. It is best known for the battle fought there in 1066, just days before Stamford Bridge, and for Imphal Barracks, built in the late 1870s and still home to the Army today. Between the river and the main road, the village has grown into a busy suburb with houses from almost every period. The main road through Fulford carries traffic in and out of York all day, and the houses lining it range from large Victorian villas to modest terraces, with estates behind.
Advanced Property Care replaces and repairs rooflines across Fulford, from decorative timber bargeboards on older houses to plain boards on post-war semis. We inspect first, check the condition of the timber behind, and give a clear written quote with photos. Ring 07338 612197 to arrange a free quote.

Roofs in Fulford: what we look out for
Fulford's older houses often have timber fascias and bargeboards, some of them deep or decorative, that have been painted many times over. Paint hides decay well, and soft wood at joints and gable ends is common. Inter-war and post-war houses usually have plainer timber eaves which, unless they have already been replaced, are now several decades old and frequently starting to rot where gutter brackets are screwed through.
Proximity to the river and its low-lying ings keeps the air damp through the winter months, which slows the drying of wet timber. Mature trees in established gardens shade the eaves and keep them green with algae. Where soffit boards crack or drop, birds and occasionally squirrels find their way into lofts, and the resulting noise and mess are often what first prompts a homeowner to look at the roofline. Traffic grime along the main road also dulls white UPVC and painted woodwork alike.

Fascias, Soffits & Roofline for Fulford homes
For most homes we recommend a full replacement: old boards removed, rafter feet checked and repaired, then new UPVC fascias and soffits fitted. Vented soffits help with loft ventilation, and an eaves protector carries the felt or membrane cleanly into the gutter so the timber behind never sees water. Any timber that is replaced is cut back to sound wood, and new sections are treated before the boards go on, so the fixings have something solid to hold.
Gable bargeboards and box ends are replaced to match, and gutters are rehung or renewed with a proper fall. On older Fulford properties where a deep or decorative profile matters to the look of the house, we will discuss options that keep the character of the elevation. Existing UPVC that is sound but grubby can simply be cleaned.

Questions from Fulford homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Our timber fascias look fine once painted. Why replace them?
Fresh paint can disguise boards that are soft underneath, particularly at joints, corners and where gutter brackets are fixed. If the decay has reached the rafter ends, repainting will not stop it. We probe the timber during the inspection and show you photos, so you can decide based on the actual condition rather than appearance.
Can you keep the decorative bargeboards on our older house?
Where the original boards are sound, they can be repaired and repainted rather than replaced. Where they are too far gone, we can discuss replacements that suit the house. If the property is listed or the change would alter its appearance significantly, it is worth checking with the council before work goes ahead.
Will new soffits help with condensation in our loft?
Often they do. Many older roofs have little or no eaves ventilation, so moist air from the house condenses on the underside of the felt. Vented soffits or over-fascia vents allow air to flow through the roof space. We will look at your loft and recommend the right level of ventilation for your roof.
Do you remove and dispose of the old boards?
Yes. Old fascias, soffits, gutters and any cladding we take down are removed from site as part of the job. If an older soffit board looks like it might contain asbestos, which was used in some mid-century houses, we will flag it and explain how it needs to be handled before work starts.
