Roofing & property care in Heslington
Heslington is a village with a split personality. Its Main Street, with the Deramore Arms, the bakery and the Elizabethan Heslington Hall, has been a conservation area since 1969, while around it the University of York's two campuses and the Badger Hill estate have grown up over the past sixty years. The village was likely an Anglian settlement and is mentioned in the Domesday Book, while Heslington Hall served as a wartime headquarters for RAF Bomber Command's No. 4 Group before the university arrived.
Advanced Property Care cleans roofs and removes moss across both parts of the parish. Whether you own a family home, a cottage on Main Street or a house let to students or staff, we start with an inspection, choose a method that suits the roof covering and give a written quote with photos. Roofs in Heslington: what we look out for
Trees are a big part of Heslington's character, from the grounds around Heslington Hall to the landscaped university campus and the hedges and gardens of the village itself. All that greenery means shade and falling debris on roofs, which is exactly what moss and algae need. North-facing slopes and those under overhanging branches can carry a thick green layer within a few years of being cleaned.
The village's older buildings typically have clay pantile or slate roofs, where moss settles in the gaps between overlapping tiles. Houses on Badger Hill and other later developments are mostly concrete-tiled, and their rough surface holds lichen and black algae streaks. Either way, as the growth thickens it traps water, lifts tile edges and eventually washes into gutters, where it combines with leaves to block outlets. Roofs near the campus lake and its surrounding trees can be especially prone to this damp, shaded growth.

Roof Cleaning & Moss Removal for Heslington homes
We remove moss by hand, scraping and brushing each course of tiles in the direction of the lap so water cannot be forced underneath. On sound concrete tiles a low-pressure rinse can follow; clay and slate are cleaned by hand only. A biocide treatment then kills off remaining spores and slows regrowth.
After cleaning, gutters and downpipes are cleared of everything that has come off the roof. We photograph the roof before and after, and note any defects such as cracked tiles, loose ridges or worn flashings that become visible once the moss has gone. For rental properties, the photos give landlords a useful record of the roof's condition. For owners with several houses on the same street, we can clean them in one visit and report on each.

Questions from Heslington homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Our roof is under big trees. Is cleaning worth it if moss will come back?
It is still worthwhile, because thick moss causes real harm by holding water and blocking gutters. Under trees, regrowth will be quicker than on an open roof, so a biocide treatment and a light maintenance clean every few years makes sense. Trimming overhanging branches, where you are allowed to, also helps a great deal.
Can a roof in the Heslington conservation area be cleaned?
Yes. Cleaning does not change the appearance of the roof in a way that needs permission, and our hand-cleaning approach is gentle enough for older clay and slate coverings. If a building is listed, we take extra care over methods and avoid anything that could damage historic materials.
I let my house to students. Can you work without disturbing them?
Roof cleaning is done from outside, so tenants usually just need to be aware we are there and keep clear of the work area. We can liaise with you or your agent to choose a convenient date, and we provide photos so you can see the results without needing to visit.
Do you apply coatings after cleaning?
Our standard service is cleaning followed by a biocide treatment, which is what most roofs need. We do not recommend sealing or coating as a matter of course, because on some roofs it can trap moisture. If you are considering a coating, we will give you an honest view on whether it suits your roof.
