Roofing & property care in Bishopthorpe

Bishopthorpe sits on the River Ouse about three miles south of York city centre. Bishopthorpe Palace, the Archbishop of York's residence, stands by the river, and Main Street and the palace grounds have formed a conservation area since 1989. Around this historic centre the village expanded through the 1930s, 1960s and 1980s into a sizeable community of over three thousand people. In 1323 a great council held here agreed a truce between Edward II and Robert the Bruce, a reminder of how long the palace has stood by the river.

Whatever the age of your house, its gutters do a quiet but important job. Advanced Property Care cleans gutters, clears blocked downpipes, fixes leaking joints and replaces failing runs across Bishopthorpe. We look at the whole system first to find out why it is overflowing, then give a written quote with photographs. Call 07338 612197 for a free quote.

Roofs in Bishopthorpe: what we look out for

Being close to the Ouse, Bishopthorpe knows about water. The riverside ings flood when the river rises, and in March 1947 the whole of Main Street was under water. Gutters cannot do anything about the river, but they do decide where rainwater from your roof ends up, and when they fail, water runs down walls, saturates brickwork and pools against foundations.

The village has plenty of mature trees, especially around the palace grounds and older streets, and their leaves, seeds and twigs fill gutters each autumn. Estates from the 1960s, such as the Bradley Estate off Acaster Lane, often still have their original plastic guttering, where rubber seals in the joints perish and brackets become brittle. Sagging runs then hold water in low spots instead of sending it to the outlet. Houses built on former railway land in the 1980s are now reaching the age where their first set of rainwater goods needs attention too.

Guttering

Guttering for Bishopthorpe homes

A gutter clean removes the debris by hand or with a high-reach vacuum, flushes the run and checks every downpipe is clear to the drain. We test for leaks at joints and outlets, and look at whether the gutter has enough fall. Where the problem is a split section or a perished seal, we replace the affected parts.

If the whole system is past its best, we fit new gutters and downpipes, sized to suit the roof area they drain. On older Bishopthorpe houses with traditional cast iron, we can discuss repair, replacement in a cast iron style or a modern alternative. Before-and-after photos show you exactly what was cleared and fixed, including high runs you cannot see from the ground.

FAQs

Questions from Bishopthorpe homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

How often should gutters be cleaned in Bishopthorpe?

Most houses benefit from a clean once a year, ideally in late autumn after the leaves have fallen. Properties near the large trees in the village or around the palace grounds may need it twice a year. If you notice water spilling over the edge in heavy rain, or plants growing in the gutter, it is time for a check.

Water is overflowing at one corner. Is the gutter blocked or broken?

It could be either. A blocked outlet or downpipe causes overflow at the nearest corner, but so can a gutter that has dropped and lost its fall, or an outlet that was undersized for the roof. We check the whole run and the downpipe before recommending anything, so you are not paying to replace a gutter that only needed clearing.

Can leaking gutter joints be repaired, or does the gutter need replacing?

Individual joints can usually be resealed or have their union brackets replaced. If many joints are leaking and the plastic has become brittle and discoloured, replacement is often better value than repeated repairs. We will show you photos of the joints and explain which approach makes sense.

Do you clean the downpipes as well as the gutters?

Yes. A clean gutter is of little use if the downpipe below is blocked. We check each downpipe for flow and clear blockages at bends and at the shoe or gully. If a downpipe discharges into an underground drain that is blocked further down, we will tell you so it can be dealt with.
