Roofing & property care in Osbaldwick

Osbaldwick is a village that has become part of York's eastern suburbs, about two miles from the city centre. Its heart is still recognisable, with Osbaldwick Beck running through the village green and St Thomas' Church, where Mary Ward is buried. The centre has been a conservation area since 1978, while newer housing merges seamlessly into Tang Hall to the west and newer developments such as Derwenthorpe to the north. A brief station on the Derwent Valley Light Railway once served the village, and the old line is now a footpath and cycleway.

With so many family homes, flat roofs are everywhere here, on garages, kitchen extensions and porches. Advanced Property Care repairs and replaces them, inspecting first so we fix the actual cause of a leak. You receive a written quote and photographs. Call 07338 612197 to arrange your free quote.

Roofs in Osbaldwick: what we look out for

Much of Osbaldwick's housing is post-war semis and bungalows, many of which gained flat-roofed garages or rear extensions in the following decades. Those roofs were usually finished in layered mineral felt, which typically lasts a couple of decades before it begins to crack, blister and split at the laps. Many have since been patched more than once, and each patch adds another layer for water to travel under.

Shallow or reversed falls are a common problem, often caused by deck boards sagging as they absorb moisture, and ponding water speeds up the decline. Trees around the green and in gardens drop leaves into outlets, so water backs up behind them. Where a flat roof abuts a house wall, cracked mortar beneath the flashing lets rain behind the upstand, so damp appears inside even though the main roof surface looks sound.

For localised faults we can repair splits, re-dress upstands, and renew flashings and edge trims. Where the felt has failed widely, or the deck is soft underfoot, we strip the roof back, replace damaged boards and add firrings to give a proper fall to the gutter or outlet.

The new covering is a modern seamless system, which avoids the many joints of a traditional felt roof. We finish with clean drip edges, correctly sized outlets and upstands taken well up the adjoining wall under a new flashing. On garages and extensions in Osbaldwick, that combination of good fall and sound detailing is what stops the same problem coming back. We also check that the gutter on the main roof is not emptying onto the flat roof below, which concentrates water on one spot.

FAQs

Questions from Osbaldwick homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

How long do felt flat roofs usually last?

Traditional built-up felt roofs typically last around fifteen to twenty years, depending on the quality of installation and how well water drains off. Many Osbaldwick garages and extensions are now well past that point. Signs of failure include cracking, blistering, bare patches where the mineral surface has worn away and repeated leaks.

Our garage roof is leaking but we only use it for storage. Is a repair enough?

Sometimes. If the deck is sound and the problem is limited to an edge or a split, a repair can keep the garage dry for a reasonable time at lower cost. If the boards have gone soft, repairs will not last, because the covering has nothing firm to bond to. We will tell you honestly which situation applies.

Can you fix ponding on our extension roof?

Yes, during a replacement. We strip the old covering, check and replace the deck as needed, and fit tapered firrings so that the new surface falls to the gutter or outlet. In some cases a new outlet position or a larger outlet is needed to get water off quickly, and we will explain any such changes in the quote.

Do you work on flat roofs over bay windows and porches?

Yes. Small flat roofs over bays and porches are prone to leaks where they meet the house wall, and they are often overlooked until damp shows inside. We check the covering, the flashing and the edge detail, and repair or replace them as needed. Small roofs like these are often a quick job.
