Roofing & property care in Haxby
Haxby grew from a village within the old royal Forest of Galtres into a town of its own, officially declared one in 1992. Its historic centre around The Village and St Mary's Church still has 18th and early 19th-century buildings, but most homes date from the rapid expansion of the 1960s and 1970s.
That is why re-roofing is such a common conversation in Haxby. A roof built in 1972 is now more than fifty years old, and the felt, battens and bedding mortar underneath the tiles were never designed to last forever. Advanced Property Care inspects first and tells you honestly whether your roof needs a targeted repair or a full strip and re-roof. If it does need replacing, you get a clear written quote that explains every stage, plus photos of what we find when the old covering comes off.

Roofs in Haxby: what we look out for
The typical Haxby house from the boom years is a brick semi, detached house or bungalow with concrete interlocking tiles laid over bitumen felt. Those roofs share a predictable set of problems as they age. The felt becomes brittle and tears, especially at the eaves where it sags into the gutter. Battens dry out or rot where condensation has collected. Ridge and hip tiles were usually bedded on mortar, which cracks and washes out, leaving tiles loose after a windy night.
Bungalows are common in parts of Haxby, and their shallow pitches can be more prone to wind-driven rain getting under tiles. Many homes have also been extended over the years, so a single roof may now have several junctions, valleys and lean-to sections built at different times. Properties around the conservation area in the old centre need more care over matching materials, and some have clay pantiles or slate rather than concrete.

New Roofs & Re-Roofing for Haxby homes
A full re-roof means stripping the existing tiles, felt and battens back to the rafters, checking and repairing any damaged timbers, and then laying a new breathable membrane, new treated battens and the new roof covering. We fit dry-fix ridge and hip systems so there is no mortar to crack and wash out, and replace lead flashings at chimneys and walls as part of the job.
For Haxby homes the choice is usually between modern concrete tiles, clay tiles or natural slate, depending on budget, appearance and the pitch of the roof. We talk through the options, including whether existing tiles are worth reclaiming, and explain how the new roof will deal with ventilation. You see photos throughout the strip and rebuild.

Questions from Haxby homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
How do I know whether my 1970s Haxby roof needs replacing or just repairing?
Signs that point towards a re-roof include torn or perished felt visible in the loft, widespread slipped tiles, rotten battens, and repeated leaks in different places. If the problems are limited to one area, a repair is often fine. We look at the loft and the roof surface and show you photos so you can judge it with us.
Can I replace concrete tiles with something lighter or different?
Usually yes. Some homeowners move from heavy concrete tiles to natural slate or a lighter tile, but the roof structure, pitch and the manufacturer's minimum pitch for the new covering all need checking first. If your home is in the Haxby conservation area, it is sensible to check with City of York Council before changing materials.
Will a new roof make my loft less damp?
It often helps. Older felt roofs with no ventilation trap moisture, which shows up as condensation, black mould on timbers or damp insulation. A breathable membrane combined with proper ventilation at the eaves or ridge lets that moisture escape. We look at how the loft is used and insulated before recommending a ventilation approach.
What happens to my gutters and fascias during a re-roof?
The bottom courses of tiles, the felt or membrane at the eaves and the gutters all meet at the fascia, so it is a good time to look at the roofline too. If fascias or soffits are rotten or tired, replacing them during the re-roof avoids disturbing the new roof edge later. We will flag this when we quote.
