Roofing & property care in Crayke

Crayke is a hilltop village about two miles east of Easingwold, rising to around 112 metres with wide views across the Vale of York. For centuries it was a detached part of County Durham because of its links with St Cuthbert, a connection remembered in the name of the Durham Ox pub. The fifteenth-century Crayke Castle, Grade I listed, and St Cuthbert's Church stand at the top of the hill. The village is a conservation area, and its houses climb the hillside along winding lanes. Easingwold is the nearest town for shops and services.

Advanced Property Care repairs and replaces flat roofs in Crayke, on extensions, garages, dormers and outbuildings. We inspect first, find the actual cause of a leak, and provide a written quote with photos. Call 07338 612197 for a free quote.

Roofs in Crayke: what we look out for

On a hill that stands well above the surrounding vale, wind is the main enemy of flat roofs. Edge trims and perimeter details take the full force of westerly gales, and older felt roofs can peel back once wind gets under a loose edge. Driven rain also finds any gap in upstands and flashings where flat roofs meet walls.

Crayke's traditional houses have been extended over the years, and many have flat-roofed rear additions, garages or dormers, as well as outbuildings with low-pitched roofs. Older felt coverings on these crack and blister in the sun and frost. Because the village is a conservation area, extensions and dormers should look tidy and suit their setting, so neat edge detailing matters as much as performance. Snow can also lie on flat roofs on the hilltop for longer than in the vale below, adding weight and moisture.

Flat Roofing

Flat Roofing for Crayke homes

For limited damage, we repair splits, re-dress upstands, renew flashings and secure edges. Where the covering has failed or the deck is soft, we strip the roof back, replace damaged boards and add firrings to create a proper fall before laying a modern seamless system. For dormer roofs, we check the cheeks and the junction with the main roof slope too, as these often leak. Gutters draining from the main roof onto flat roofs below are redirected where needed.

On an exposed site like Crayke, we pay particular attention to the perimeter: secure edge trims, upstands taken well up adjoining walls and flashings set firmly into the mortar. Outlets are sized to clear heavy rain quickly. Photos taken throughout show you the work hidden beneath the finished surface.

FAQs

Questions from Crayke homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Our flat roof edges keep lifting in the wind. What can be done?

Lifting edges usually mean the trim or the felt at the perimeter has lost its fixing or adhesion. On an exposed hilltop like Crayke, that is a common problem. A replacement with a modern seamless system and properly fixed edge trims gives a much more secure perimeter. Small areas can sometimes be repaired.

Can you replace a flat roof on a dormer in a conservation area?

Yes. Like-for-like replacement of a dormer roof usually does not need permission, but changing its appearance or materials might, especially on listed buildings. We keep new work neat and in keeping with the building, and will flag anything that may need checking with the council.

How do I know if my flat roof deck is rotten?

Signs include soft or spongy areas underfoot, sagging between joists, ponding water and staining on the ceiling below. If a felt roof has leaked for some time, the boards underneath are often damaged. We check the deck during the inspection, as it decides whether a repair or full replacement is needed.

Do you work on outbuilding and stable roofs?

Yes. Outbuildings, workshops and stables often have flat or low-pitched roofs with older coverings. We assess the structure and recommend a suitable repair or replacement. If any old sheeting might contain asbestos, we will explain how it should be dealt with before work begins.
