Roofing & property care in Foston

Foston is a small, quiet village about twelve miles north-east of York, set among fields near Thornton-le-Clay and Flaxton, a short way off the A64. It has an old parish church with Norman origins and is remembered as the parish of the writer and wit Sydney Smith, who was rector here in the early nineteenth century and built the rectory that still stands.

Gutters rarely get much thought until something goes wrong. Advanced Property Care clears, repairs and replaces guttering for homeowners and landlords across Ryedale and around York. For homes in Foston we check the whole system, from the gutters at the eaves to the downpipes and drains, and work out why water is not getting away. You receive a clear written quote and photos of what we found.

Roofs in Foston: what we look out for

Like many villages in this part of the old North Riding, Foston has older brick houses and cottages, many under clay pantile roofs, alongside later homes. Pantiles carry a lot of water to the eaves, so gutters that are undersized, poorly aligned or blocked overflow quickly. On older properties, cast iron gutters can rust at joints and brackets, and original timber fascias may have softened, letting whole runs drop.

Mature trees and hedges around the village add leaves and seeds to gutters every autumn, while moss from the roof washes down in heavy rain. The heavy clay soils of the area can hold water at the base of walls if downpipes discharge onto the ground rather than into a working drain. Over time, overflowing gutters and saturated ground both contribute to damp walls and stained brickwork.

Guttering

Guttering for Foston homes

Our guttering service in Foston covers hand-clearing gutters, flushing downpipes, unblocking outlets and checking that water reaches the drain. Leaking joints are resealed or the unions replaced, and sagging runs are refixed with new brackets to restore the fall towards the outlet.

Where gutters are cracked, brittle or rusted through, we replace sections or full runs, and can discuss cast iron style profiles for older homes. If the fascia behind the gutter has rotted, we will tell you and quote for replacing it so the new gutter has a sound fixing rather than being screwed back into soft wood. Photos before and after show exactly what was cleared or repaired. For homes surrounded by trees, we can suggest how often the gutters are likely to need clearing, so overflowing water does not have a chance to reach the walls again.

FAQs

Questions from Foston homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

My gutter drips at the joints even after cleaning. Can that be fixed?

Yes. Dripping joints usually mean the rubber seals have perished or the gutter has moved. We can replace the seals or unions and realign the gutter so it sits correctly in the brackets. If several joints are failing because the gutter itself has become brittle, replacing that run may be better value.

Do you clear gutters on older cottages with cast iron guttering?

Yes. We clear cast iron gutters by hand and check the joints, brackets and outlets for rust and leaks. Where joints have failed, they can often be resealed. We will tell you if any sections are cracked or badly corroded and need replacing, and talk through matching profiles.

Where should my downpipes discharge?

Ideally into a gully or drain connection that takes the water away from the house. Downpipes that discharge onto the ground can soak the base of walls and contribute to damp, especially on clay soils. We check where each downpipe goes and will point out any that may be causing problems.

Can you check the roof at the same time as the gutters?

Yes. While working at the eaves, we look for slipped tiles, moss build-up, damaged ridge pointing and rotten fascias. We photograph anything we find and include it in a separate written quote so you can decide what to do and when.
