Roofing & property care in Wigginton

Wigginton started out as a farming village and has grown into one of York's main commuter communities, now joined to Haxby so closely that the old parish boundary runs through the middle of housing estates. The heart of the village is still recognisable around St Nicholas' Church and the green, but most homes were built from the post-war decades onwards.

Advanced Property Care looks after gutters and downpipes for homeowners and landlords in Wigginton. A blocked or leaking gutter is easy to ignore until water starts running down a wall, staining brickwork or soaking into a window reveal. We clear the whole system, front and back, check it runs properly to the outlets, repair or replace what is not working and send you photos so you can see the before and after.

Roofs in Wigginton: what we look out for

Much of Wigginton's housing is brick-built semis, detached houses and bungalows from the 1960s onwards, and the original PVC gutters on many of them are now decades old. The rubber seals in the joints harden and shrink, so union brackets start dripping in heavy rain. Long runs on bungalows and wider detached houses sag between brackets, which leaves standing water and silt in the dips.

Trees are a big factor here. Many Wigginton gardens have established birch, sycamore, oak and conifers, and the estate roads leading off the main street are well planted. Leaves, seeds and moss washed off concrete tiles collect at gutter outlets and in the swan necks at the top of downpipes. Once those block, the gutter overflows at the lowest point and water can find its way into soffits or down the face of the wall. Older cottages near the village centre may still have cast iron gutters, which rust at joints and need a different approach.

Guttering

Guttering for Wigginton homes

Our guttering work in Wigginton covers a full clean of gutters and outlets, flushing and unblocking downpipes, resealing or replacing leaking joints and re-aligning runs that have sagged so water falls to the outlet. Where gutters are cracked, brittle or simply undersized for the roof, we replace them with new systems sized properly.

We also look at why the problem keeps happening. If a large tree overhangs the roof, gutters may need clearing more than once a year, and moss on the tiles may be feeding the blockages. On older cottages with cast iron gutters, we can advise whether repairing or replacing them is the better route. We will tell you what we find and give you a clear quote for anything beyond the clean, along with photos of the work.

FAQs

Questions from Wigginton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

How often should gutters be cleaned on a Wigginton house with trees nearby?

With large trees overhanging, once a year after leaf fall is the minimum, and some homes benefit from a spring check as well because seeds and blossom block outlets too. Houses with no trees close by can often go longer. If water overflows in heavy rain, that is a sign the gutters need attention.

My gutter drips at the joints but is not blocked. Can it be fixed without replacing it all?

Often yes. Leaking union joints on PVC gutters can usually be cleaned and resealed or fitted with new unions. If the gutter itself is brittle, cracked or badly distorted, replacing that run tends to be better value than repeated patching. We check the whole system before recommending either.

Is it worth fitting gutter guards?

Guards can reduce how often leaves collect, but they are not maintenance free. Fine debris, moss and seeds still build up on or under them, and they need cleaning too. For homes with heavy tree cover they can help, but we will give you a straight opinion based on your trees and roof.

Water is pouring from my downpipe joint halfway down the wall. What causes that?

A blockage further down, often at a bend or where the downpipe enters the ground, makes water back up and escape at the nearest joint. We clear the pipe and check whether the gully or drain at the bottom is also blocked. If the gully is the problem, we will tell you so it can be cleared.
