Roofing & property care in Eastrington

Eastrington lies about three miles east of Howden, with the Grade I listed St Michael's Church at its centre, Norman in its walls and largely 14th century above them. The village has its own station on the Hull to Selby line, the Eastrington Ponds local nature reserve, and the hamlets of Newland, Portington and Owsthorpe within the parish. Its population grew by more than a quarter between 2001 and 2011.

That growth means a real mix of roofs, from older cottages to recent estates. Advanced Property Care carries out roof repairs in Eastrington for homeowners, landlords and agents. We inspect before quoting, trace leaks back to their source, and provide a written quote with photos. If your roof needs a simple fix, that is what we will recommend, and we will not dress it up as anything bigger.

Roofs in Eastrington: what we look out for

Older properties in Eastrington are typically brick with clay pantile or slate roofs, while houses built in recent decades mostly have concrete interlocking tiles with mortar or dry-fixed ridges. On older roofs, the weak points are worn fixings, crumbling mortar at verges and ridges, and lead flashings at chimneys that have split or lifted. On newer roofs, problems often come from mortar ridges cracking or valley details that were not finished well when built.

Eastrington is surrounded by flat, open farmland with the M62 to the north, so wind sweeps across roofs with little interruption. Storms loosen ridge tiles and verge pointing, and rain driven sideways finds gaps at abutments and around roof windows. Trees around the church and older gardens add leaf litter that blocks valleys and gutters, leading to overflow that is easily mistaken for a roof leak.

Roof Repairs

Roof Repairs for Eastrington homes

Roof repairs in Eastrington cover replacing cracked, slipped or missing tiles and slates, re-bedding or dry-fixing ridges and hips, renewing lead flashings at chimneys and walls, and repairing or relining valleys. We also fix leaks around roof windows, reseal skylight flashings and repair storm damage after high winds, making the roof safe and watertight first if it has been opened up.

Before starting, we explain exactly what we found and what each part of the work involves. On newer homes with mortar ridges that keep cracking, a dry-fix ridge system can be a longer-lasting answer. You receive before and after photos, so you can see the parts of your roof you would not normally see from the garden. We will always point out if what looks like a roof leak is really a blocked gutter or a condensation problem in the loft.

FAQs

Questions from Eastrington homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

My newer home in Eastrington has a cracked ridge already. Is that normal?

Mortar-bedded ridges can crack as a building settles or through seasonal movement and weather. It is common, but it should be dealt with to stop water getting under the ridge and into the roof. A dry-fix system mechanically secures each ridge tile and avoids relying on mortar alone.

How do you find where a leak is coming from?

We inspect the roof outside and, where possible, the loft inside. Water often travels along timbers or underlay before dripping, so the stain on your ceiling may be some distance from the cause. We look at flashings, valleys, tiles and roof windows until we can show you the actual source.

Can you repair a clay pantile roof without replacing it?

Usually, yes. Broken or slipped pantiles can be replaced with matching tiles, and verges and ridges re-pointed or re-bedded. If many tiles are failing across the roof or the battens are rotten, we will explain whether larger work is needed and why, with photos to support it.

Do you repair storm damage?

Yes. After high winds we can make the roof watertight, then carry out permanent repairs once materials are ready. We provide photos of the damage and of the completed repair, which can be useful if you are speaking to your insurer about a claim.
