Roofing & property care in Laxton

Laxton is a small village about two miles east of Howden, with St Peter's Church on Chapel Lane and Saltmarshe railway station, on the line between Hull and Sheffield, close by. The parish also takes in the hamlets of Cotness, Metham and Saltmarshe, so homes here range from village houses to isolated farmsteads standing in open countryside. Laxton appears in the Domesday Book, and many of its buildings have been altered and extended over generations.

Advanced Property Care replaces and repairs fascias, soffits and bargeboards in Laxton for homeowners and landlords. We check the roofline closely, including the timber behind any existing boards, and explain what needs doing in a written quote with photos. If only part of the roofline is affected, we will say so rather than push for the whole lot.

Roofs in Laxton: what we look out for

Many properties in and around Laxton are traditional brick houses and cottages, along with farmhouses and converted outbuildings. Where the original painted timber fascias and bargeboards remain, years of weather tend to open up joints and let water into the end grain. Rot usually starts at the bottom of bargeboards and where gutter brackets are screwed in, and it is often hidden behind several layers of paint until a board finally gives way.

The flat, low-lying land near the Ouse gives the weather a clear run at every gable. Wind-driven rain soaks timber, and damp air slows how quickly it dries out again. Open eaves and gaps behind old soffits also attract nesting birds such as starlings and house sparrows, and on properties near trees, squirrels too. Once animals get into the roof space they bring mess and noise, and can disturb insulation.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Laxton homes

For Laxton homes we remove failing timber fascias, soffits and bargeboards, check the rafter ends and replace any rotten sections, then fit UPVC replacements with the correct ventilation to the roof space. We can also replace the gutters at the same time, since they are fixed to the fascia, and add cladding to dormers or gable features that need it.

Where birds have been getting in, we close the gaps with appropriate soffit and eaves protection. Nesting birds are protected by law, so we plan this work outside the nesting season where birds are present. For properties with existing UPVC that looks grubby or green, we also offer roofline cleaning. You receive before and after photos with every job. Matching white, black or woodgrain finishes are available to suit the house.

FAQs

Questions from Laxton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Can new UPVC boards go over my old timber fascias?

Capping over sound timber is sometimes done, but it can hide rot that keeps spreading underneath. We prefer to remove old boards, check the rafter feet and replace damaged wood before fitting new UPVC. That way the new roofline is fixed to something solid and will not start sagging later.

Will replacing soffits affect my roof ventilation?

It should improve it if done correctly. Ventilated soffits or eaves vents let air flow into the roof space, reducing the risk of condensation forming on timbers and insulation. We check the existing ventilation arrangement and make sure the new roofline does not block it.

Birds are getting into the eaves of our farmhouse near Laxton. What can be done?

We can seal gaps behind the gutter line and around soffits, and fit eaves protection that keeps birds out while allowing airflow. If birds are actively nesting, the work is timed for when the nest is no longer in use, because nesting wild birds are protected by law.

Do you work on outbuildings and barn conversions?

Yes. Converted barns and outbuildings often have long runs of timber bargeboards and fascias that have been painted many times over. We can quote for these alongside the main house, talk through suitable finishes and make sure the new boards suit the character of the building.
