Roofing & property care in Sowerby
Sowerby sits immediately south of Thirsk, and the boundary between the two runs close to the town centre. Its Front Street is lined with English lime trees planted for Queen Victoria's jubilee in 1887, Cod Beck runs through the parish past the open pasture of Sowerby Flatts, and in recent years the large Sowerby Gateway development has added over a thousand homes at the southern end of the village. Two seventeenth-century packhorse bridges still cross Cod Beck at Blakey Lane and South Moor Lane, and the village has long been a popular place to live within walking distance of Thirsk market.
Advanced Property Care cleans roofs and removes moss across Sowerby. We inspect each roof, choose the right method for the covering and give a written quote with photos. Call 07338 612197 for a free quote.

Roofs in Sowerby: what we look out for
Those lime trees on Front Street give Sowerby much of its charm, but trees overhanging or close to roofs bring shade, leaf fall and sticky sap that holds dirt and spores, so roofs nearby tend to grow moss and algae quickly. Older houses here have clay pantile and slate roofs, where moss gathers in the overlaps and slowly lifts the tile edges.
Houses built later in the twentieth century mostly have concrete interlocking tiles. Their surface erodes slowly with age and becomes a good home for lichen and algae, leaving yellow patches and black streaks. Even on the newer Sowerby Gateway homes, north-facing slopes can begin to show growth within a few years. When moss breaks free in heavy rain it blocks gutters and outlets, causing overflow against the walls. Properties beside Cod Beck and Sowerby Flatts also see more damp air than those further from the water.

Roof Cleaning & Moss Removal for Sowerby homes
We clean roofs by hand, scraping and brushing moss away course by course, working with the lap of the tiles. Low-pressure rinsing is only used on concrete tiles that are in sound condition. Clay pantiles and slate are cleaned by hand to avoid damage.
After cleaning, a biocide is applied to kill remaining growth and slow its return. We then clear all gutters and downpipes of the debris that has come off the roof. Throughout the job we take photos of the roof, and we note any cracked tiles, loose ridges or worn flashings so you can decide whether to deal with them while access is in place. Slopes that receive full sun usually need nothing more than a check, and we will say so.

Questions from Sowerby homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Our house is on Front Street under the lime trees. How often will the roof need cleaning?
Roofs close to large trees grow moss faster than open roofs, so regrowth will come sooner. After a full clean and biocide treatment, a light maintenance treatment every few years usually keeps things under control. Clearing gutters each autumn is also important, as limes drop plenty of leaves and seed.
Our Sowerby Gateway house is fairly new. Does it need roof cleaning yet?
Many newer roofs need nothing yet, but north-facing slopes and those near hedges or trees can start to show moss and algae within a few years. Treating early growth with a biocide is quicker and cheaper than removing a heavy build-up later. We will tell you honestly if your roof can wait.
Is roof cleaning safe for old pantiles?
Yes, when done by hand. Clay pantiles can be brittle with age, so we avoid pressure washing and walking on them unnecessarily, using roof ladders and careful hand tools instead. Any cracked tiles we find are photographed and can be replaced with matching ones.
Will the biocide harm plants or pets?
Biocides are applied carefully to the roof surface, and we take steps to protect plants and surfaces below. We advise keeping pets and children away from the treated area while the product is wet. If you have specific concerns, such as a pond near the house, let us know so we can plan around it.
