Roofing & property care in Carlton Husthwaite

Carlton Husthwaite is a small village of fewer than two hundred people, about seven miles south-east of Thirsk, with Husthwaite and Coxwold to the east and Birdforth and Thormanby to the west. Despite its size it has thirteen listed buildings, including St Mary's Church, built in 1685 as a chapel of ease, the Old Hall, and the timber-framed Thatched Cottage. Its name combines Old Norse and Old English words, and the village appears in the Domesday Book as Carleton. From 1974 until 2023 it was part of Hambleton District.

When a roof needs more than repairs, Advanced Property Care carries out full re-roofs in Carlton Husthwaite, using tile, slate or pantile as appropriate. We inspect first and tell you honestly whether repairs would be enough, then provide a written quote with photos. Call 07338 612197 for a free quote.

Roofs in Carlton Husthwaite: what we look out for

The village has a high proportion of traditional buildings, and their roofs tend to be pantile or slate laid on timbers that may have been altered several times over the centuries. Over time battens rot, nails corrode and pantiles slip, and once patches multiply, a roof can become a patchwork of tiles that keeps leaking in different places.

Carlton Husthwaite sits in open country on the edge of the Vale of York, exposed to weather from the west, so ridges and verges take a battering. Twentieth-century houses and converted farm buildings in and around the village often have concrete tiles over bitumen felt that is now brittle and torn at the eaves. For these roofs, a full strip and re-roof is often more economical than continued patching. Snow lying on north-facing slopes can also drift into gaps on older roofs.

New Roofs & Re-Roofing

New Roofs & Re-Roofing for Carlton Husthwaite homes

A re-roof begins with stripping the covering, battens and old underlay so the rafters can be checked and repaired. We then lay a breathable membrane, fix new treated battens and re-cover the roof, salvaging sound pantiles or slates where possible and topping up with matching materials. Rafters and ceiling joists are assessed while the roof is open, and any loft insulation can be improved at the same time.

Ridges and hips are finished with dry-fix systems or traditional mortar, depending on the building, and new lead is fitted at chimneys and abutments. On listed or historic buildings, materials and details should match the original, and consent may be required. We will talk through what applies and photograph every stage of the work.

FAQs

Questions from Carlton Husthwaite homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Can a re-roof keep the look of our old pantile roof?

Yes. We can salvage sound pantiles from the existing roof and mix them with matching reclaimed tiles, so the finished roof keeps its character. Adding a breathable membrane underneath improves weather resistance without changing the appearance from the street. On listed buildings, materials should be agreed before work begins.

Our roof has been patched many times. Is it time to replace it?

Repeated leaks in different places, many replacement tiles, sagging lines and perished felt all suggest the roof is near the end of its life. We inspect the covering and, where possible, the loft, and show you photos. If targeted repairs will genuinely give you good years, we will say so.

Do you re-roof barns and outbuildings?

Yes. Converted barns and outbuildings often have large roof areas and may combine different materials. We assess the structure and covering and recommend a suitable approach. If old sheeting may contain asbestos, we will explain how it needs to be handled before work goes ahead.

What happens to the old roofing materials?

Reusable tiles and slates are set aside for the new roof where suitable. Old battens, felt and broken materials are removed from site. If you want to keep any surplus tiles for future repairs, let us know and we will stack them for you.
