Roofing & property care in Thirsk
Thirsk is a market town built around Cod Beck, with a market place dating back to the twelfth century and markets still held each Monday and Saturday. St Mary's Church is a Grade I listed fifteenth-century building, Thirsk Hall on Kirkgate was extended by the architect John Carr, and the racecourse brings crowds through the spring and summer. The town is also well known through the books of James Herriot, whose former surgery is now a museum.
Away from the historic centre, the town has a large stock of twentieth-century and newer homes, and that is where we see most fascia and soffit work. Advanced Property Care replaces and repairs rooflines across Thirsk. We inspect first, check the timber behind, and provide a written quote with photos. A free, no-obligation quote is a phone call away on 07338 612197.

Roofs in Thirsk: what we look out for
The town centre's older buildings typically have brick walls with clay pantile or slate roofs and painted timber eaves, which need regular decorating to stay sound. Many houses built in Thirsk from the 1960s to the 1990s still have their original softwood fascias and soffits, and after decades of weather they are often soft where gutter brackets are fixed, at the joints and at the ends of gables.
Sitting in the Vale of Mowbray, Thirsk gets cold, wet winters, and in the open country around the town, rain is often driven hard against the eaves. Cod Beck and its trees add moisture and leaf litter. Swifts, starlings and sparrows nest in gaps in the eaves, and once a soffit board cracks or drops, the roof space is accessible to wildlife. Long, straight rooflines on terraces and semis also show every drop in a fascia, so a sagging board is often visible from the street.

Fascias, Soffits & Roofline for Thirsk homes
A roofline replacement starts by removing the old fascias, soffits and bargeboards, checking the rafter ends, and repairing any decayed timber. New UPVC boards are then fitted, with vented soffits where loft ventilation is needed and an eaves protector to carry water into the gutter. Where the existing eaves overhang is short, we can sometimes extend it slightly to improve drainage and protect walls, and we will explain whether that is worthwhile for your house.
Gutters are refitted with the correct fall, and gables are finished with matching bargeboards and box-end trims. On older properties near the town centre, we discuss options that suit the character of the building, and repair rather than replace where original timber is sound. Before-and-after photos show what has been done at each level.

Questions from Thirsk homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Our house is near the market place. Can we fit UPVC fascias?
It depends on the building. If it is listed or in a conservation area, changing timber eaves to UPVC may need consent, and repairing the original timber is often the preferred approach. On unlisted properties it is usually straightforward. We will advise you, and suggest checking with the council if there is any doubt.
How can I tell if my fascias are rotten?
Look for flaking paint, dark staining, gutters that have dropped or pulled away, and soft areas at joints and corners. From the ground it is often hard to see, so we inspect from a ladder or platform and test the timber. Photos then show you the actual condition.
Swifts nest in our eaves. Can we keep them?
Swifts are protected and in decline, so it is worth considering. Work involving active nests cannot happen during the nesting season. Where appropriate, swift boxes or bricks can be fitted to give birds an alternative. We will plan the timing of the work so that it does not disturb nesting birds.
Do new fascias and soffits need maintenance?
UPVC needs very little: an occasional wash removes dirt and algae and keeps it looking white. Unlike timber, it does not need painting. We also offer UPVC roofline cleaning if your existing boards are sound but discoloured, which can make a real difference to the look of the house.
