Roofing & property care in Elvington
Elvington is a village south-east of York on the River Derwent, joined to Sutton upon Derwent by the historic Sutton Bridge. It is best known for the former RAF Elvington airfield, built in 1942, part of which is now the Yorkshire Air Museum, and the long runway still hosts events. The village church has Norman origins and was recorded in the Domesday Book.
Advanced Property Care cleans, repairs and replaces gutters and downpipes for Elvington homeowners, landlords and letting agents. Gutters are a simple system, but when they block or leak the damage they cause to walls, fascias, foundations and paths can be expensive. We clear and check the whole run, explain what is causing any problem, and give you a clear written quote for repairs or replacement, along with photos of the before and after. If a clean is all that is needed, that is all we will recommend.

Roofs in Elvington: what we look out for
Elvington's housing ranges from older brick cottages near the church and Main Street to large numbers of 20th-century and more recent homes, many of them detached houses and bungalows with generous gardens. Bungalows in particular tend to have long gutter runs around hipped roofs, and on these the joints, corners and outlets are where leaks usually start once the rubber seals in PVC fittings age and harden.
The surrounding countryside is flat and open, so strong winds push rain sideways and can overwhelm gutters that are only just big enough for the roof. Trees in gardens and along the river corridor shed leaves, seeds and twigs, while moss washes off concrete tiles in rainstorms. Blockages build up at outlets and in swan-neck bends at the top of downpipes, and the gutter overflows at its lowest point, usually down the face of a wall or over a door. Where downpipes discharge into older gullies, silt and roots can cause water to back up at ground level.

Guttering for Elvington homes
Our Elvington guttering work includes cleaning gutters and outlets, flushing and unblocking downpipes, resealing leaking joints and corners, re-fixing and re-aligning sagging runs, and replacing damaged or undersized gutters with new systems.
We check that water actually reaches the drain, and if the problem is a blocked gully rather than the gutter itself, we tell you. Where trees overhang the roof, we may suggest a spring check as well as an autumn clean. If the gutter problems are linked to rotten fascias or moss-covered tiles, we point that out with photos, so you can decide whether to deal with the cause as well as the symptom. Every quote sets out what is included, run by run, so there is no ambiguity.

Questions from Elvington homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
My bungalow gutter leaks at every corner. Does it all need replacing?
Not necessarily. Leaks at corners and joints on PVC gutters are usually down to aged rubber seals, which can often be cleaned and resealed or the fittings replaced. If the gutter itself is brittle, cracked or sagging badly, replacing the run may be better value. We check and show you photos before recommending either.
How can I tell if my gutters are too small for my roof?
If your gutters overflow in heavy rain even when they are clean and running to the outlet, they may be undersized or have too few downpipes for the roof area. Long runs on large roofs are common culprits. We can assess the roof area and suggest a larger profile or an extra outlet.
Water splashes down the wall from the joint between my gutter and downpipe. Why?
That joint, usually a swan neck or outlet, is a common place for leaves and moss to lodge. When it blocks, water spills over the top. Sometimes the outlet has also been knocked out of line. Clearing and refitting it normally solves the problem.
Should I get my gutters cleaned before or after the leaves fall?
After most of the leaves have come down is usually best, typically late autumn, so the gutters are clear for winter. If you have trees close to the house that shed seeds or blossom in spring, a second check then can help. We can advise based on the trees around your home.
