Roofing & property care in Acaster Malbis

Acaster Malbis sits on the west bank of the Ouse about five miles south of York, between Bishopthorpe and Appleton Roebuck. The Ship Inn, dating from the seventeenth century, looks out over the river, and the Grade I listed Holy Trinity Church stands just outside the village on the road to Bishopthorpe. To the south lies the site of the wartime RAF Acaster Malbis. The village also has a holiday park.

When a roof has reached the end of its life, patching it each winter becomes a false economy. Advanced Property Care carries out full re-roofs in Acaster Malbis, from stripping the old covering to finishing the ridge and lead work. We inspect first, tell you plainly if a repair would do, and give a written quote with photos. Call 07338 612197 for a free quote.

Roofs in Acaster Malbis: what we look out for

Life next to the Ouse means damp air, river mist and, at times, flooding, as the Ship Inn found when floodwater forced a lengthy refurbishment. On roofs, that persistent moisture keeps timber battens and older felt damp for longer, and over decades battens soften and nail fixings corrode, letting tiles and slates slip. Moss thrives in these conditions, holding water in the laps.

The village has a range of houses, from older cottages to twentieth-century homes. Older roofs may have no underlay at all or a torn bitumen felt, while later concrete-tiled roofs often have felt that has become brittle at the eaves. Open land around the village and across the river exposes roofs to wind, and lifted verges and ridge tiles are common signs that a roof is tired. Valleys and chimney flashings on older roofs may have been patched with mortar or bitumen several times, which is a common sign that the roof as a whole needs renewing.

New Roofs & Re-Roofing

New Roofs & Re-Roofing for Acaster Malbis homes

A re-roof involves stripping the existing tiles or slates, battens and underlay, inspecting the rafters and repairing any decayed timbers. A breathable membrane is then laid, which allows moisture vapour to escape from the loft and reduces condensation, a useful benefit in a damp riverside setting.

New treated battens are fixed and the roof is covered in your chosen material, whether natural slate, clay tile or concrete tile, with sound original materials reused where appropriate. Ridges and hips are finished with dry-fix or traditional bedding, verges are secured, and lead is renewed at chimneys and abutments. Photographs taken throughout show the work hidden under the finished roof. Gutters, fascias and soffits can be replaced at the same time while scaffolding is in place, finishing the roof as one job.

FAQs

Questions from Acaster Malbis homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Can we reuse our existing slates on a re-roof?

Natural slate is very durable and often worth reusing if the slates themselves are sound and the problem is failed nails or battens. We sort the old slates as they come off and top up with matching reclaimed or new slates as needed. Concrete tiles are less often worth reusing, but we will advise on your roof.

Will a breathable membrane help with condensation in our loft?

Yes, it generally helps. Older bitumen felt does not allow moisture to escape, so in damp conditions condensation can build up on its underside. A breathable membrane, combined with adequate ventilation at the eaves and ridge, allows moisture vapour to pass out of the roof space. We assess ventilation as part of the job.

How long does a typical re-roof take?

It depends on the size and complexity of the roof, the weather, and how much timber repair is needed. A simple roof on a semi-detached house is normally a matter of days rather than weeks. Your written quote sets out the scope of work so you know what is involved before anything starts.

What happens if it rains while the roof is stripped?

We strip and recover in manageable sections, and any exposed area is protected with membrane or sheeting at the end of each day or when rain is expected. The aim is to keep the house weathertight throughout. We watch the forecast closely and plan the stripping accordingly.
