Roofing & property care in Sherburn-in-Elmet

Sherburn-in-Elmet is a busy small town of around 8,500 people, sitting on a low ridge of Permian limestone with the Grade I listed All Saints' Church on its high point. It has two railway stations nearby, an aero club and a steady stream of new housing, which means the roofline on one street can be decades older than the next. That is why we look before we quote.

Advanced Property Care replaces and repairs fascias, soffits and bargeboards across Sherburn-in-Elmet, working from York. We look at the condition of the timber behind any cladding, check how the gutters are fixed and where birds might be getting in, then give you a written quote with photographs. No guesswork, and no unnecessary replacement of sound boards. Homeowners and landlords are both welcome to get in touch.

Roofs in Sherburn-in-Elmet: what we look out for

Older homes in the town, including many built before the 1980s, were finished with painted softwood fascias and soffits. Once the paint fails, water soaks into the end grain, especially at joints and where gutter brackets are screwed in. The timber softens, gutters start to sag and the boards eventually split away. Some of these homes were later capped with thin UPVC over the original timber, which can hide rot that is still spreading underneath.

Newer estates around the town generally have UPVC roofline from the start, but that brings its own issues: soffit vents blocked with dirt, boards discoloured by algae, and gaps at the eaves where starlings and sparrows can nest. Birds nesting in the eaves can pull out insulation and block ventilation, so sealing entry points properly is just as important as replacing damaged boards. Older timber soffits can also hide wasps' nests and damp patches until the boards are removed.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Sherburn-in-Elmet homes

Our fascia and soffit work covers full replacement of rotten timber with UPVC, renewal of bargeboards and cladding on gable ends, and repairs to damaged sections where the rest of the roofline is sound. We remove the old boards rather than capping over them, so any rot in the rafter ends can be seen and dealt with.

Gutters are refitted to the new fascias with the correct fall. Where appropriate, we add ventilation at the eaves and fit bird guards or comb fillers to close gaps without blocking airflow. If your roofline is sound but grubby, we also offer UPVC cleaning to remove green algae and grime. Every job includes before and after photos, which makes it easy to see exactly what was replaced.

FAQs

Questions from Sherburn-in-Elmet homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Should old timber fascias be capped with UPVC or fully replaced?

Full replacement is usually the better choice. Capping covers the existing timber, so any rot behind it keeps spreading unseen and the new boards are only as secure as the wood they are fixed to. Removing the old boards lets us check the rafter ends and fix the new roofline to a sound base.

Birds are nesting under my roof in Sherburn. Can you stop them?

We can seal the gaps they use, typically at the eaves where the tiles meet the fascia or where soffit boards have come loose. Fitting bird guards or comb fillers closes these gaps while keeping ventilation open. Work should be timed around the nesting season, as active nests of wild birds are protected by law.

Do bargeboards need replacing at the same time as fascias?

Not always, but it often makes sense. Bargeboards on gable ends are exposed to the same weather and usually date from the same time as the fascias. If they are rotten or flaking, replacing everything together gives a consistent finish and avoids returning with access equipment later. We will tell you honestly if they are still sound.

Can green, dirty UPVC roofline be cleaned instead of replaced?

Yes. Discoloured UPVC fascias, soffits and gutters can usually be cleaned back to a much better finish without replacement. We use suitable cleaning methods that will not scratch or damage the plastic. If we find cracked or loose boards while cleaning, we will point them out with photos.
