Roofing & property care in Saxton

Saxton is a small village of around 250 people a few miles south of Tadcaster. Its All Saints' Church dates back to the eleventh century and is Grade I listed, and some of those killed at the Battle of Towton in 1461, fought just north of the village, were buried in its churchyard. The Greyhound pub completes a village that feels deeply rooted in its past.

Advanced Property Care offers roof cleaning and moss removal in Saxton, travelling out from York. Older roofs need a gentle approach, so we inspect before quoting and explain how we will clean without harming the covering. You get a written quote, and any defects spotted along the way are photographed and reported rather than quietly ignored. Newer homes on the edge of the village get the same careful treatment.

Roofs in Saxton: what we look out for

Saxton's older properties include stone and brick cottages, many with clay pantiles or slate, alongside later houses with concrete tiles. Mature trees around the church and in established gardens shade roofs for much of the day and drop leaves and seeds, keeping surfaces damp. In those conditions, moss thrives in the laps of pantiles, and yellow and grey lichen spreads across older tiles and stone.

Clay pantiles are vulnerable to heavy-handed cleaning. They can be brittle with age, and their curved profile means a careless foot or a pressure washer can crack them easily. Concrete tiles on newer homes are more robust but carry more moss, which can lift the tiles slightly at the laps and allow wind-driven rain underneath. Either way, moss eventually ends up in the gutters, blocking outlets and causing overflows. Lichen on stone ridges and copings is common too, and needs a gentle hand.

Roof Cleaning & Moss Removal

Roof Cleaning & Moss Removal for Saxton homes

On Saxton's older roofs we work slowly and by hand, using scrapers and soft brushes, with roof ladders and crawl boards so weight is spread and tiles are not stepped on directly. We never use high-pressure jet washing, which can erode tile surfaces, flush out mortar and force water into the roof.

After the moss and lichen are removed, we apply a biocide to kill remaining spores and slow regrowth. Lichen can take longer to fade fully, as the treatment continues to work over the following weeks. We finish by clearing the gutters and checking downpipes. Any cracked tiles, loose ridges or flashing problems noticed during the clean are reported with photographs, so you can decide what to do next.

FAQs

Questions from Saxton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Is roof cleaning safe for old clay pantiles?

It can be, with the right method. Clay pantiles become brittle with age, so we clean by hand, use crawl boards to spread weight and avoid pressure washing altogether. If any tiles are already cracked or delaminating, we photograph them and discuss replacements with you, ideally with matching reclaimed or similar tiles.

The lichen on my roof is still visible after cleaning. Is that normal?

Yes. Lichen bonds tightly to the tile surface and can leave marks even after the bulk has been removed. The biocide continues to work for weeks afterwards, and the remaining lichen usually fades gradually as it dies off and weathers away. Forcing it off aggressively would risk damaging the tiles.

Do trees near my house make moss worse?

They do. Shade reduces the sunlight that dries a roof after rain, and falling leaves and seeds add organic matter that moss can root into. Roofs close to mature trees, as many are in Saxton, typically green over faster. Trimming overhanging branches, where you are able to, can help keep the roof cleaner for longer.

Can you clean the roof of a stone outbuilding or garage?

Yes. Outbuildings, garages and stores often get overlooked, but moss and debris can still block their gutters and damage their coverings. We can include them in the same visit as the main house, and we will tell you if any of the roof timbers or tiles look like they need attention.
