Roofing & property care in Storwood

Storwood is a small hamlet on the south bank of the Pocklington Canal, south of the B1228 and about six miles south-west of Pocklington. It was once a township in the parish of Thornton and later its own civil parish, before being joined with East Cottingwith in 1935 to form the present parish of Cottingwith. Its name comes from Old Norse and probably refers to a clearing in brushwood or a plantation.

Advanced Property Care carries out roof repairs in Storwood for homeowners and landlords. Whether you have a leak, slipped or broken tiles, a damp patch near the chimney, a loose ridge or damage after a storm, we inspect the roof, trace the problem to its source and give you a clear written quote with photos. That way you know what is wrong before anything is agreed.

Roofs in Storwood: what we look out for

Properties in and around Storwood are mostly brick farmhouses, cottages and farm buildings, with a few later homes. Older roofs are commonly clay pantiles or slate, often laid without modern underlay, with mortar ridges and verges and lead or cement fillets at chimneys. Many of these roofs have been repaired piecemeal over the years, so a mix of tiles and patched flashings is common.

The hamlet lies on flat, low ground between the canal and the Derwent valley, with open fields on every side. There is little to break the wind, so roofs take gusts from all directions, and damp air from the canal and surrounding low land keeps roofs and lofts wet for long spells. Frost breaks down porous tiles and old mortar, wind lifts tiles with rusted nails, and driven rain gets in at verges, ridges and chimney junctions. Moss on shaded slopes can also hold water and block gutters and valleys.

Roof Repairs

Roof Repairs for Storwood homes

Typical repairs in Storwood include replacing slipped, cracked or missing tiles and slates, re-bedding or dry-fixing ridge and hip tiles, renewing lead flashings and soakers at chimneys and walls, and repairing valleys. After storms we make roofs watertight first and then carry out a permanent repair.

On older pantile and slate roofs we try to keep the character of the building, using matching or reclaimed tiles where possible and replacing failed cement fillets with proper lead work. We also check the condition of battens, underlay and fixings in the area around a repair. If a roof is near the end of its life, we will say so plainly and explain whether further repairs are still worthwhile or whether re-roofing would be better value, with photos to show why.

FAQs

Questions from Storwood homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

My farmhouse roof has no felt under the tiles. Is that a problem?

Many older pantile roofs were built without underlay, relying on the tiles and sometimes lime torching to keep weather out. They can work well when in good condition, but are more vulnerable to wind-driven rain and snow. We can repair such roofs as they are, or discuss re-laying sections with a breathable membrane.

Why does my loft feel damp even though the roof is not leaking?

In low-lying, damp places like Storwood, condensation is a common cause. Warm, moist air from the house rises into a cold loft and condenses on timbers and the underside of the tiles. Poor ventilation makes it worse. We can check whether the problem is condensation or a leak and advise on improving ventilation.

Can you repair a roof on a farm outbuilding as well as the house?

Yes, where access is safe. Barns, stables and garages often have older roofs in need of repair. We inspect them alongside the house if needed and include them in your quote, with photos so you can prioritise which buildings to deal with first.

Do you cover Storwood and the villages along the canal?

Yes. Storwood is a short drive from York, and we cover it together with Thornton, Melbourne, Sutton upon Derwent, Thorganby and Elvington. Call 07338 612197 to arrange a free inspection and a clear written quote for your roof repair, with photos showing what we found.
