Roofing & property care in Seaton Ross

Seaton Ross is known well beyond the East Riding for its sundials. William Watson, a local surveyor, made one of the largest in Britain here, about twelve feet across, along with others at his family home and on his memorial at St Edmund's Church. The village sits on low, open land south of the A1079, roughly three miles north-west of Holme-on-Spalding-Moor.

Advanced Property Care carries out roof repairs in Seaton Ross for homeowners and landlords. If you have a leak, a few slipped tiles, a damp patch around the chimney or storm damage after a windy night, we will inspect the roof, find what is actually letting the water in and put a clear written quote in front of you, with photos of the problem. No guesswork, and no replacing a whole roof when a repair will do.

Roofs in Seaton Ross: what we look out for

A lot of the older housing in Seaton Ross was rebuilt in brick by the Everingham Estate, and St Edmund's itself dates from 1789. Those brick cottages and farmhouses commonly carry clay pantiles or Welsh slate, with lime or sand-and-cement mortar on ridges, verges and chimney stacks. Alongside them are later twentieth-century bungalows and houses with concrete tiles.

What shapes roof problems here is exposure. The land is flat and open for miles, the former RAF Melbourne airfield lies just to the north, and there is little to break the wind. Gusts lift and crack pantiles, work ridge tiles loose once the bedding mortar has weakened, and drive rain sideways under verges and into chimney flashings. Old pantile roofs laid without underlay are particularly prone to letting in wind-blown rain and snow, and slate roofs suffer from rusted nails that let individual slates slide out of place.

Roof Repairs

Roof Repairs for Seaton Ross homes

Most roof repairs in Seaton Ross fall into a few groups: replacing slipped, cracked or missing tiles and slates; re-bedding or dry-fixing loose ridge and hip tiles; renewing lead flashings and soakers around chimneys and abutments; and repairing valleys where water from two slopes meets. Storm damage often combines several of these at once.

We match replacement tiles as closely as we can to what is already on the roof, which matters on older pantile cottages where a mismatched patch stands out from the lane. Lead work is dressed and fixed properly rather than sealed over with mastic, so it moves with the roof and lasts. If an inspection shows the roof is near the end of its life, we will say so plainly and explain whether repairs are still worthwhile or whether re-roofing is the better route.

FAQs

Questions from Seaton Ross homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Why do the ridge tiles keep coming loose on my Seaton Ross house?

Usually because the mortar they are bedded on has cracked and lost its grip, which happens faster on exposed roofs that take a lot of wind and frost. Simply pointing over the old mortar rarely lasts. The better repair is to lift the ridge, clean it and re-bed it properly, or switch to a mechanical dry-fix ridge system that does not rely on mortar.

Can you repair an old pantile roof without replacing it all?

Often, yes. Broken pantiles can be replaced individually, and reclaimed or closely matched tiles help keep the roof looking right. We also check verges, ridges and any torching or underlay. If the battens are rotten or most tiles are failing, a full re-roof may make more sense, and we will explain why with photos.

We get damp around the chimney breast after heavy rain. What causes it?

Common causes are cracked or lifted lead flashings, failed mortar on the stack, a damaged chimney pot or flaunching, or rain soaking into porous brickwork. Sometimes condensation inside a capped flue is to blame. We inspect the stack and its junction with the roof to pin down the actual source before recommending a repair.

How do I get a quote for a roof repair in Seaton Ross?

Call 07338 612197 and describe what you have noticed. We will arrange a visit, inspect the roof, take photos and send you a clear written quote. It is free, there is no obligation to go ahead, and you will know exactly what the problem is either way.
