Roofing & property care in Holme-on-Spalding-Moor

Holme-on-Spalding-Moor is one of the larger villages in this part of the East Riding, with a population of more than three thousand, set where the A163 meets the A614 about five miles south-west of Market Weighton. All Saints' Church, mostly thirteenth century and Grade I listed, stands on a low hill that has served as a landmark across the flat moor for centuries. The village was once known for growing hemp, and RAF Holme-on-Spalding-Moor, a wartime bomber base, later became a British Aerospace test airfield.

Advanced Property Care replaces fascias, soffits and bargeboards in Holme-on-Spalding-Moor and the hamlets around it, including Bursea and Welhambridge. We also clean and maintain existing UPVC rooflines and seal gaps where birds are getting into the roof. Every job starts with an inspection and ends with photos, backed by a clear written quote.

Roofs in Holme-on-Spalding-Moor: what we look out for

Much of Holme-on-Spalding-Moor's housing was built in the second half of the twentieth century, with estates of semi-detached houses and bungalows spreading out from the older core, alongside newer developments and a scattering of older farmhouses and cottages. Many of those mid-century homes were built with painted timber fascias and soffits, some of which have since been capped over with plastic rather than properly replaced. Others had early UPVC fitted in the 1980s and 1990s, which can now be brittle, discoloured or poorly fixed.

The village lies on low, flat land that is wide open to the wind. That exposure works at loose bargeboards and verge details, and driven rain soaks into timber wherever paint has cracked. Where gutters overflow, the fascia behind takes the water directly and rots from the top edge down. In open countryside like this, birds are also quick to exploit any gap at the eaves for nesting.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Holme-on-Spalding-Moor homes

Our roofline service starts with removing failing timber or old capping so we can see the condition of the rafter ends. Any decay is dealt with before new UPVC fascias, soffits and bargeboards are fitted, with ventilation added at the eaves where the loft needs it. Gutters are usually refitted or replaced at the same time.

For homes where the UPVC is sound but stained green or grey from years of weather and traffic dust, a careful clean can restore its appearance. Where birds are getting under the tiles or behind the fascia, we fit eaves comb fillers, bird guards or replacement panels outside the nesting season. On older cottages and farmhouses in the parish, we can discuss timber or UPVC options that suit the building.

FAQs

Questions from Holme-on-Spalding-Moor homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

My 1970s bungalow has wooden fascias that were covered with plastic years ago. Is that a problem?

It can be. If the timber underneath was already damp or rotten when it was capped, moisture can stay trapped and decay continues out of sight. Signs include gutters pulling away, cladding bowing or soft spots when pressed. We can open up a section, check the timber and recommend whether full replacement is needed.

What is the difference between fascias, soffits and bargeboards?

Fascias are the boards along the bottom edge of the roof that carry the gutters. Soffits are the horizontal panels underneath, closing the gap between the fascia and the wall. Bargeboards run up the sloping edges of a gable end. Together they protect the roof timbers and finish the roof edge.

Can you replace fascias without replacing the gutters?

Sometimes, but it is often sensible to do both together because gutters have to come off for the fascia to be replaced. If your guttering is in good condition it can be refitted. If it is old or leaking, replacing it at the same time avoids having to disturb the new roofline later.

Do you cover Holme-on-Spalding-Moor and the surrounding hamlets?

Yes. We cover the whole village and nearby places such as Bursea, Welhambridge, Seaton Ross, Everingham and Market Weighton. Call 07338 612197 for a free, no-obligation inspection of your roofline and a clear written quote, with photos of the boards and timbers behind them.
