Roofing & property care in Rawcliffe
Rawcliffe is a residential suburb on York's north-western edge, between the River Ouse and the A19, with Clifton Moor's shops and businesses close by. It is known for Rawcliffe Lake and the open green spaces along the Ouse, and for the Rawcliffe Bar Park & Ride on the ring road. Most of its homes were built in the later decades of the 20th century.
Advanced Property Care carries out roof repairs for homeowners, landlords and letting agents in Rawcliffe. When a roof starts leaking, or a tile lands on the drive after a gusty night, we come out, find the cause and give you a clear written quote. You get photos of the problem and the finished repair, so you are never left wondering what was done on your roof.

Roofs in Rawcliffe: what we look out for
Rawcliffe's estates are dominated by brick semis, detached houses and terraced homes with concrete interlocking tiles. Roofs of this age tend to show the same faults. Mortar on ridge tiles and at the verges, the edges of gable roofs, cracks and falls away, so tiles work loose. Lead or mortar flashings at chimneys, porches and against walls crack, and the original felt underlay may be perishing near the eaves.
The suburb sits on flat, open ground near the Ouse and the meadows beside it, so gables and verges facing west can take strong, gusting winds. Many homes have also been extended or had porches and garages added, and the joins between new and old roofs are frequent leak points. Roof windows fitted during loft conversions can leak around their flashing kits if they were not installed carefully. Flat-roofed garages and dormers are also common, and their felt coverings are often older than the owners realise.

Roof Repairs for Rawcliffe homes
Our roof repairs in Rawcliffe include replacing slipped, cracked or missing tiles, re-bedding or dry-fixing ridges and hips, fixing loose verges, renewing flashings at chimneys and abutments, and sealing problems around roof windows. Storm damage can be made safe and then repaired properly.
We always try to find the true cause before quoting. A damp patch on a bedroom ceiling might be a cracked tile, a failed flashing or condensation from the loft, and each needs a different fix. Inspecting inside and out avoids paying for the wrong repair, and photos show you exactly what we found. Where a repair is only a short-term answer because the underlay or battens are failing more widely, we will tell you that too, and explain the options so you can plan ahead rather than react to the next leak.

Questions from Rawcliffe homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Bits of mortar keep falling from the edge of my gable roof. Is that serious?
That is usually the verge mortar breaking up. Once it goes, the edge tiles can loosen and wind-driven rain can get in. It is worth repairing before a storm lifts tiles. We can re-bed the verge or fit a dry verge system, which uses clipped-on caps instead of mortar.
Can you repair a leak around a Velux-style roof window?
Yes. Leaks around roof windows are commonly caused by a damaged or poorly fitted flashing kit, missing tiles around the frame or blocked drainage channels. We check which it is and repair or refit the flashing. If the window itself has failed, we will tell you.
Is it worth repairing a 30-year-old concrete tile roof, or should I replace it?
Most roofs of that age can be repaired economically. Concrete tiles are durable, and problems are usually at the ridge, verge or flashings rather than the whole roof. Replacement only makes sense if the underlay and battens are widely failing. We will give you an honest view with photos.
After a storm, a few tiles are on the drive. What should I do?
Keep people and cars away from below the roof edge, then get the roof checked as soon as possible. We can cover gaps temporarily to keep the rain out and then quote for a permanent repair. If you plan to claim on insurance, photos of the damage help.
