New Roofs and Re-Roofing in Clifton
Many Clifton roofs are still the original Welsh slate laid over a century ago, and when the nails finally give up, a careful re-roof is the lasting answer.

Roofing & property care in Clifton
Clifton runs north-west from Bootham towards the ring road, taking in Clifton Green, the streets around St Peter's School and the long Victorian and Edwardian roads either side of the A19. Further out, inter-war and post-war housing takes over, so within a short walk you can pass slate-roofed terraces, grand brick villas and 1930s semis with tiled hipped roofs.
Advanced Property Care provides new roofs and full re-roofing for homes in Clifton. Replacing a roof is a significant decision, so we start with a thorough inspection, explain whether repair is still realistic, and give you a written quote that breaks down every stage. During the work you receive photos of the timbers, the new membrane and the finished roof. Landlords and agents with older Clifton rentals are welcome to ask for an inspection report before deciding.

Roofs in Clifton: what we look out for
The older streets of Clifton are largely late Victorian and Edwardian, built in brick with natural slate roofs, tall chimney stacks, decorative ridge tiles on some of the larger houses and lead or mortar flashings where roofs meet walls and stacks. The slate itself often lasts well, but the iron nails holding it rust through, a problem sometimes called nail sickness, so slates slide out of place one by one. There is usually no underlay at all beneath these roofs, just the slates on battens, which means every slipped slate lets water straight onto the ceiling below.
The 1930s houses further out tend to have clay or concrete plain tiles on hipped roofs with bonnet or ridge tiles bedded in mortar. These can suffer from delaminating tiles, perished pointing and tired lead valleys. Because Clifton is close to the historic core and has many period houses, matching the original look of the roof matters to owners and neighbours alike.

New Roofs & Re-Roofing for Clifton homes
A re-roof in Clifton usually means stripping the old slates or tiles, checking rafters, renewing any damaged timber, and fitting a breathable membrane with new treated battens. Where good slates can be salvaged, we sort and reuse them, topping up with matching reclaimed or new natural slate. Ridges and hips can be finished with dry-fix systems or traditionally bedded where the look demands it.
Lead flashings at chimneys, valleys and abutments are renewed as part of the job, since there is little sense putting a new roof against old, split lead. If your property is listed or in a conservation area, check with City of York Council before materials change. We will talk through slate grades, tile options and ventilation so you understand what you are paying for.

Questions from Clifton homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Can my original Clifton slates be reused on the new roof?
Often a good proportion can. We strip carefully, sort the slates and discard any that are cracked, thin or badly worn around the nail holes. The remainder can go back on, usually on the front elevation, with matching reclaimed or new slate making up the shortfall. We will tell you roughly what proportion was saved.
My terrace has no felt under the slates. Should a new roof have a membrane?
Yes. A modern breathable membrane gives a second line of defence if a slate ever slips, and it allows moisture to escape from the loft. Ventilation still needs thinking about, particularly if the loft is insulated or converted, and we explain how the new roof will manage that.
How do neighbouring terraced roofs affect a re-roof?
On a terrace, your roof meets your neighbours' at the party wall, so the join needs careful detailing to keep both sides watertight. We let you know in advance how the junction will be finished and can share photos with your neighbour if that helps. Scaffolding may also need their agreement for access.
Is natural slate worth the extra cost over concrete tiles?
On a Victorian or Edwardian Clifton house, natural slate keeps the character of the property and can last for many decades. Concrete tiles are cheaper but heavier and look quite different. The right choice depends on your budget, the building and any planning considerations, and we will price both if you want to compare.
