Roofing & property care in Camblesforth

Camblesforth is a village of around 1,500 people about five miles south of Selby and seven miles west of Goole. Its oldest standing building is Camblesforth Hall, a Grade I listed house built around 1690 to 1700, and the village also has a Methodist chapel of 1894, the Comus Inn and the Black Dog. Drax power station is a prominent presence on the skyline to the east.

Advanced Property Care carries out roof repairs in Camblesforth. We inspect the roof and, where possible, the loft to find the real source of the leak before suggesting anything. Some leaks are simple, such as a single slipped tile, while others need a little detective work, especially around chimneys and valleys. Either way, we explain what we found in plain terms, and you get a free written quote and photographs of the completed repair.

Roofs in Camblesforth: what we look out for

Much of the housing dates from the twentieth century, including semis, detached houses and bungalows around the older core. Most have concrete interlocking tiles, with mortar-bedded ridges and verges that crack and loosen as the mortar ages. The felt at the eaves on older estate houses is often brittle and torn, letting water run behind the gutter instead of into it and rotting the fascia.

Camblesforth sits on flat, open land between the lower Ouse and the Aire, so strong westerly winds sweep across with little to slow them. Gales can lift tiles, dislodge ridge tiles and strip lead flashings. Older properties with chimneys and valleys have more potential leak points, and bungalows with porch roofs or lean-to extensions often leak where the smaller roof meets the house wall. Moss on shaded slopes can also block valleys and push water sideways under tiles.

Roof Repairs

Roof Repairs for Camblesforth homes

We repair leaks, replace slipped, cracked or missing tiles and slates, re-bed ridges and hips or fit dry-fix systems, re-point or dry-fix verges, and renew lead flashings, valleys and chimney junctions. Storm damage is assessed and made weathertight, and leaking roof windows are resealed or replaced. Abutments where extensions meet the house are checked and re-flashed where needed.

We check the surrounding area as well as the obvious problem, because one storm seldom affects only one tile. If the roof is near the end of its life and repairs would only be a stop-gap, we will tell you honestly. Each repair is photographed, so you have a clear record of what was wrong and how it was put right, and quotes are itemised so you can see each part of the work.

FAQs

Questions from Camblesforth homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Our ridge tiles keep coming loose. What can be done?

Repeated failures usually mean the mortar is no longer bonding well, often because it has been patched over old mortar. The lasting fix is to lift the ridge tiles, clean them off and either re-bed them properly or fit a dry-fix ridge system that holds each tile mechanically. Dry-fix is especially suited to exposed, windy locations.

Water is coming in where our extension meets the house. Why?

This junction, known as an abutment, relies on lead flashing or a sealed trim to keep water out. If the flashing has lifted, cracked or was never fitted correctly, rain runs down the wall and into the roof. We can renew the flashing properly, chasing it into the brickwork so it stays watertight.

Should I claim on insurance for storm damage?

That is your decision, but storm damage is often covered by home insurance. We can photograph the damage, explain what has happened and provide a written quote you can share with your insurer. Making the roof weathertight quickly helps prevent further damage, which insurers generally expect you to do.

Do you cover Drax, Carlton and Snaith?
