Roofing & property care in Whenby

Whenby is one of the smallest villages north of York, with around twenty houses strung along the north and east side of Main Street, between Brandsby and Sheriff Hutton. Parts of the parish fall within the Howardian Hills Area of Outstanding Natural Beauty, while the village itself sits just outside. St Martin's Church, now cared for by the Churches Conservation Trust, dates largely from around 1400. Pevsner singled out its south porch for praise.

With most of its homes being old cottages, Whenby needs roof repairs done with a bit of care. Advanced Property Care inspects roofs here before recommending anything, tracing leaks to their source and explaining what we find in plain terms. You get a clear written quote and photographs of the repair once it is complete. Nothing is rushed or oversold.

Roofs in Whenby: what we look out for

Whenby stands around 200 feet above sea level on undulating farmland, so roofs catch the wind coming across open fields. Older cottages here are typically brick or stone with clay pantiles, ridge tiles bedded in mortar and chimney stacks at the gables. Over decades, mortar on ridges and verges cracks and washes out, and pantiles can slip or rattle loose.

Lead flashing around chimneys and where roofs meet walls is another weak point. Old lead can split, lift or have been replaced with cement fillets that crack. In a village made up largely of older homes, it is also common to find roofs without any underlay at all, which means even a small gap lets water straight into the loft. Clay loam soils and farmland around the village mean hedgerows and trees are close by, adding leaves to gutters and valleys and encouraging moss on shaded slopes.

Roof Repairs

Roof Repairs for Whenby homes

We repair broken and slipped tiles, renew lead flashing and soakers at chimneys and walls, clear and reline valleys, re-bed or dry-fix ridge and hip tiles, and deal with storm damage and leaking roof windows.

On Whenby's older cottages we use matching or reclaimed pantiles wherever possible, so repairs blend in with the rest of the roof. Where a roof is reaching the end of its life and patching would only be a temporary fix, we explain that clearly and give you a quote for the longer-term option too. If we find wider problems, such as rotten battens, perished underlay or widespread cracked tiles, we photograph them and explain the implications, so you can plan any bigger work at a time that suits you.

FAQs

Questions from Whenby homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Our cottage roof has no felt underneath. Is that a problem?

Many older roofs were built without underlay and have stayed dry for years, relying on well-laid tiles and good mortar. The risk is that any slipped or broken tile lets water straight onto ceilings. Keeping tiles and mortar in good repair is important, and when re-roofing, adding a breathable membrane is sensible.

What is the difference between re-bedding and dry-fixing a ridge?

Re-bedding sets ridge tiles in fresh mortar, the traditional method. Dry-fixing uses mechanical clips and a ventilated roll instead of mortar, which avoids mortar cracking and washing out. On exposed roofs like those around Whenby, dry-fixing can be more durable, but bedding may suit a traditional cottage better.

Can you replace cement fillets around a chimney with lead?

Yes. Cement fillets were often used as a cheap alternative to lead but tend to crack as the building moves. Replacing them with properly dressed lead flashing and soakers gives a far more reliable seal around the chimney. It also looks much neater.

How quickly should I deal with a slipped tile?

As soon as is practical. Even one slipped tile can let rain into the roof, especially on older roofs without underlay. Wind can also catch the gap and loosen neighbouring tiles. Getting it refixed early usually prevents more costly damage inside.
