Roofing & property care in North Duffield

North Duffield is a village of around 1,300 people roughly four miles north-east of Selby, with a village green, a duck pond, a primary school, a shop and a pub. The River Derwent forms the eastern boundary of the parish, and the A163 passes through on its way towards Bubwith and Holme-on-Spalding-Moor. Older houses cluster around the green, with later estates beyond.

Advanced Property Care repairs roofs in North Duffield and the surrounding area. Before quoting, we inspect the roof and, if possible, the loft, so the repair targets the real cause of the leak rather than the most obvious symptom. That approach saves money, especially on older roofs where one fault can look like several. You get a free written quote without obligation, and photographs once the repair is done.

Roofs in North Duffield: what we look out for

Around the green and along the main street, older brick houses and cottages often have clay pantile or slate roofs with chimneys at the gable ends, while the later estates and bungalows tend to have concrete interlocking tiles. Pantile roofs are prone to slipping and cracking as the nibs and fixings age, and their mortar-bedded verges and ridges deteriorate after years of weather. Some older houses have had their original covering replaced with heavier concrete tiles, which can put strain on the roof timbers.

The open, low-lying land around the Derwent gives wind a clear run across the village, and winter gales can lift tiles and loosen ridges. Damp air from the river valley encourages moss on shaded slopes, which can clog valleys and gutters. Chimneys on older homes are a frequent source of leaks, with cracked flaunching, failed lead flashings or slipped soakers allowing water into the roof space.

Roof Repairs

Roof Repairs for North Duffield homes

We repair leaks, replace slipped, cracked and missing tiles and slates, re-bed or dry-fix ridges and hips, and renew lead flashings, valleys and chimney junctions. Storm damage is assessed and made weathertight, and roof windows that leak around their flashing kits can be resealed or replaced. We also check nearby slopes and flashings while we are up there, because one storm rarely damages just one tile.

On pantile roofs we take care to refix tiles securely, as these lightweight clay tiles are easily disturbed. Where moss is contributing to the problem, we can clear it from valleys and gutters at the same time. Every repair is photographed so you can see exactly what was wrong and what we did. If a roof is past economical repair, we will say so plainly.

FAQs

Questions from North Duffield homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

How do I know if a leak is from the roof or from condensation?

Roof leaks usually show up in heavy or wind-driven rain and leave localised stains, often near chimneys, valleys or roof windows. Condensation tends to appear in cold weather as widespread damp on the underside of the roof, especially in poorly ventilated lofts. We check for both during our inspection and explain what we find.

A few pantiles slipped after a storm. Is that urgent?

It is worth dealing with quickly. A missing or slipped pantile leaves a gap that lets rain and wind under the neighbouring tiles, and the problem can spread in the next storm. If the felt underneath is intact you may not see a leak straight away, but the battens and felt will deteriorate. We can refix or replace the tiles.

Our chimney is no longer used. Should we remove it?

Not necessarily. An unused chimney can be capped, ventilated and its flashings renewed so it stays dry. Removing a stack involves more work and changes the look of the house, and on older homes it may be worth keeping for character. We can explain both options and give you a written quote for either.

Do you cover the villages along the Derwent near Selby?
