Roofing & property care in Knapton
Knapton is a compact village on York's western edge, with Acomb directly to its east and open farmland running out towards Rufforth. It has fewer than a hundred households, a mix of Victorian cottages and newer detached houses along the village street, and the Red Lion as its local. Its parish is shared with Rufforth, and the outer ring road runs along its western side.
For a small place it has a wide range of roofs, and many of them carry a noticeable layer of moss and lichen. Advanced Property Care cleans roofs across Knapton using methods matched to the covering, whether that is clay pantile, slate or concrete tile. We look at the roof first, check for any damage hidden under the growth, and give you a written quote with photos. Call 07338 612197 for a free, no-obligation visit.

Roofs in Knapton: what we look out for
The older cottages at the north end of the village street have the kind of roofs that suit moss: textured clay or slate with plenty of laps and edges for spores to settle in. On north-facing slopes, which see little direct sun, the growth stays damp for most of the year and builds into thick cushions that lift the bottom edges of tiles and hold water against them.
Knapton's newer detached houses are more likely to have interlocking concrete tiles. Their rough surface weathers over time and becomes a good base for algae and lichen, which shows as dark streaks and yellow-grey crusts. Hedges, garden trees and the surrounding fields add leaf litter and seed to the mix. When moss washes off in heavy rain it heads straight for the gutters and downpipes, which is often the first sign homeowners notice of a problem on the roof above.

Roof Cleaning & Moss Removal for Knapton homes
We remove moss by hand-scraping and brushing, working with the lap of the tiles rather than against it. Pressure washing is only used where the covering can take it and at a controlled setting, because aggressive jetting can strip the surface from concrete tiles and push water up under the laps. Clay pantiles and slate are always treated gently.
Once the bulk of growth is off, the roof can be treated with a biocide that kills remaining spores and slows regrowth. The gutters are then cleared of the debris that comes down, and the downpipes are checked to make sure they are running. While we are up, we photograph anything that needs attention, such as cracked tiles, slipped slates or loose ridge mortar, so you have a full picture of the roof.

Questions from Knapton homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Does moss actually damage a roof, or is it just cosmetic?
It does more than spoil the look. Thick moss holds water against the tiles, which encourages frost damage in winter, and it can lift tile edges so wind-driven rain gets underneath. When it breaks away it blocks gutters and outlets. On Knapton's older roofs, a build-up left for years can shorten the life of the covering noticeably.
Will you pressure wash my concrete tiles?
Only if the tiles are in good enough condition and only at a low, controlled pressure. High-pressure washing can erode the surface of concrete tiles and drive water under the laps. Most roofs are better cleaned by hand-scraping and brushing followed by a biocide, and that is the approach we normally recommend unless the inspection suggests otherwise.
How long will the roof stay clean after treatment?
It varies with orientation and surroundings. A sunny, open slope may stay clear for several years after a biocide treatment, while a shaded north-facing roof near trees will see growth return sooner. We can explain what to expect for your particular roof and suggest how often a light maintenance treatment would be worthwhile.
Is it worth combining roof cleaning with other work?
Often, yes. The access needed to clean a roof also makes it easy to clear gutters, re-bed a loose ridge tile or replace a few cracked tiles. If the inspection shows anything like that, we include it as a separate, clearly priced item in the quote so you can decide what to go ahead with.
