Roofing & property care in Huggate

Huggate stands high on the Yorkshire Wolds, roughly midway between Pocklington and Driffield, with the Wolds Way National Trail passing just north of the village. It is known for one of the deepest wells in England, more than a hundred metres deep, which once supplied the whole village, and for St Mary's Church, a Grade I listed building. During the Second World War the RAF tested a steel-mesh airstrip on Huggate Wold.

Advanced Property Care provides roof cleaning and moss removal in Huggate. Roofs up here are exposed, and the growth they collect is often a mix of moss, lichen and algae rather than moss alone. We inspect the roof first, clean it with a method suited to the tiles, apply a biocide treatment to slow regrowth, and clear the gutters when we are done. You get a clear written quote and photos before and after the work.

Roofs in Huggate: what we look out for

Huggate's buildings are mainly brick cottages, farmhouses and farm buildings, with roofs of pantile, slate and later concrete tiles. The air on the high Wolds is clean and frequently damp, conditions in which lichens thrive. Over the years they form crusty grey, yellow and orange patches on tiles and slates, and on older roofs they can almost completely cover the surface.

Moss does best on the sheltered, north-facing slopes and on roofs near trees and shelter belts, where the wind cannot dry them out. In winter, moisture held by moss and lichen freezes, expanding into tile surfaces and helping break them down, while the wind on this exposed ground tears off clumps and sends them into gutters and valleys. Because the village is high and the views wide, a heavily stained roof also tends to stand out, and many homeowners simply want the original colour back.

Roof Cleaning & Moss Removal

Roof Cleaning & Moss Removal for Huggate homes

Cleaning starts with hand removal of moss using scrapers and soft brushes, taking care not to crack or dislodge tiles. Lichen is tougher, so we treat it with a biocide that kills the growth at the root; dead lichen then weathers away over the following months rather than being scraped off and damaging the tile surface. Low-pressure washing is used only where the tiles are sound enough for it.

Once the roof is clear, we empty the gutters and downpipes of everything removed. Any cracked, slipped or missing tiles found during the work are photographed and noted. For roofs on the open Wolds, a follow-up biocide treatment every few years usually keeps regrowth in check without a full clean each time.

FAQs

Questions from Huggate homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Is lichen harmful to my roof or just unsightly?

Mostly it is cosmetic, but heavy lichen can roughen tile surfaces over time and hold moisture that freezes in winter. On older, softer tiles that can contribute to wear. A biocide treatment kills lichen safely without the risk of damaging the surface that comes with scraping it off by hand.

Why does the north side of my roof have so much more moss?

North-facing slopes get very little direct sun, so they stay damp for longer after rain and dew. Moss needs that moisture to thrive. Shelter from trees or nearby buildings has the same effect. Treating these slopes with biocide after cleaning makes it harder for moss to re-establish.

Do you pressure wash roofs?

Not with high pressure. Blasting a roof can strip the surface from concrete tiles, crack older clay tiles and push water under the covering. We remove moss by hand and only use low-pressure washing where the tiles are suitable, then let biocide do the rest.

Can you clean the roofs of outbuildings in Huggate too?

Yes, where they can be safely accessed. Farm buildings and garages often have the heaviest growth because they sit in shade or close to trees. We can include them in the same quote. Call 07338 612197 for a free, no-obligation roof cleaning quote.
