Roofing & property care in Hayton
Hayton sits on the A1079 about two miles south of Pocklington, with the Grade I listed St Martin's Church at its heart. The parish also takes in Burnby and the hamlet of Thorpe le Street, so it covers a stretch of farmland, older village houses and homes set back from the main road between York and Hull.
Advanced Property Care offers roof cleaning and moss removal in Hayton. Thick moss does more than spoil the look of a house. It holds water against tiles, lifts their edges, and eventually washes into gutters and downpipes where it causes blockages. We start by checking the roof for damage hidden under the growth, then clean it with a method that suits the tiles, treat it with biocide to slow regrowth, and clear the gutters once we have finished. You get a clear written quote and photos before and after.

Roofs in Hayton: what we look out for
Moss grows where a roof stays damp, and in Hayton that tends to mean north-facing slopes, roofs shaded by mature trees and gardens, and lower roofs such as porches, garages and outbuildings that rarely see full sun. Concrete interlocking tiles, common on post-war and later houses, have a slightly rough surface that moss latches onto easily, and within a decade or two a roof can carry a thick green cushion along every tile edge.
Older brick cottages with clay pantiles or slate pick up lichen and algae instead, the grey and yellow crusts and black streaks that build up slowly over many years. Lying close to the Wolds edge, the village gets plenty of rain blown in on westerly winds, and the moss that grows as a result breaks off in clumps during storms. That debris ends up in gutters and valleys, where it holds water, rots down and lets weeds take root, which is often the first sign homeowners notice.

Roof Cleaning & Moss Removal for Hayton homes
Moss is first removed by hand with scrapers and brushes, working carefully so tiles are not cracked or dislodged. Where the tiles can take it, low-pressure washing finishes the job; we do not blast roofs with high pressure, as that can strip surfaces and drive water under tiles. A biocide is then applied to kill remaining spores, algae and lichen, and it continues working for months after the visit.
Once the roof is clean we clear the gutters and downpipes of everything that has come off it. Any cracked or slipped tiles found along the way are photographed and reported, so you can decide whether to have them repaired while access is set up. For many Hayton homes a clean every few years, rather than every year, keeps the roof under control.

Questions from Hayton homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Does moss actually damage a roof or is it just cosmetic?
It can cause real problems. Moss holds water against tiles, which encourages frost damage in winter, and thick growth can lift tile edges so rain is blown underneath. It also washes into gutters and blocks them. Light moss is mainly cosmetic, but heavy growth is worth dealing with before it causes damage.
Will cleaning damage my tiles?
Not if it is done properly. We remove moss by hand and use low pressure only where the tiles are suitable, avoiding the high-pressure blasting that can erode concrete tiles or force water under them. Older clay and slate roofs are handled more gently still, and anything fragile is noted before we start.
How long does a roof stay clean after treatment?
It varies with the roof's orientation, shade and tile type, but a biocide treatment slows regrowth considerably. Shaded roofs near trees will see moss return sooner than open, sunny ones. Many homeowners find a clean followed by an occasional biocide treatment keeps things under control for several years.
Can you look at my gutters at the same time?
Yes. Gutters are cleared as part of every roof clean, because moss and debris fall into them during the work. If we spot leaking joints, sagging runs or damaged fascias, we will photograph them and include them in your quote. For a free quote, phone 07338 612197.
