Roofing & property care in Great Givendale

Great Givendale is a small hamlet about three miles north of Pocklington, high on the western edge of the Yorkshire Wolds and part of Millington parish. It has the Grade II* listed Church of St Ethelburgh, and the Minster Way and Chalkland Way both pass along its main street. Its name may come from Old English for a bountiful valley, which suits the setting.

With only a handful of properties, most of them farmhouses, cottages and agricultural buildings, guttering here has to cope with a lot of water from large roofs in an exposed spot. Advanced Property Care provides gutter cleaning, downpipe unblocking, repairs to leaking joints and sagging runs, and full replacement where needed. We inspect first, explain what is going wrong, and give you a clear written quote with photos.

Roofs in Great Givendale: what we look out for

On the Wolds edge, rain arrives hard and often sideways, and the views across the Vale of York come at the cost of exposure. Gutters on farmhouses and long barn ranges have to carry water off big roof areas, and if they are undersized, poorly aligned or partly blocked, they overflow in exactly the heavy downpours they are meant to handle. Wind also loosens brackets over time, so long runs begin to sag and hold water in the middle.

Trees in the dale and around the church and farmsteads drop leaves, twigs and seed into gutters each autumn, while moss washed off old pantile roofs adds to the blockage. Many older properties still carry cast-iron gutters, which rust at the joints, while plastic systems on later buildings can become brittle in cold, exposed conditions. Overflowing water then saturates walls, stains brickwork and can work its way into the building.

Guttering

Guttering for Great Givendale homes

Our guttering service covers the whole system. We clean gutters by hand, flush them through, and clear outlets and downpipes, checking that water reaches the drain or soakaway rather than pooling at the base of walls. Leaking joints are resealed or replaced, loose brackets refixed or added, and sagging runs realigned so water flows toward the outlets.

Where a property has outgrown its gutters, for example a large farmhouse roof feeding a narrow half-round gutter, we can fit a deeper or wider profile with additional downpipes. For older buildings, we discuss whether cast iron or a sympathetic alternative suits best. Cleaning once a year after the leaves have fallen keeps most systems flowing freely, and the visit is a good chance to check brackets and joints before winter weather tests them.

FAQs

Questions from Great Givendale homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

My farmhouse gutters overflow in heavy rain even when clean. Why?

The gutter may be too small for the roof area, have too few downpipes, or have lost its fall so water does not reach the outlet. On exposed sites, wind-driven rain also overshoots narrow gutters. We check sizing, fall and outlets and can recommend a deeper profile or an extra downpipe where needed.

Can you clean gutters on barns and outbuildings as well as the house?

Yes. We can include outbuildings, barns and garages in the same visit where access is safe. Blocked gutters on agricultural buildings can soak walls and stored materials, so it is worth keeping them clear too. We photograph anything that needs repair, such as cracked lengths or loose brackets, so you can decide what to do and when.

Is plastic guttering suitable for an exposed spot on the Wolds?

Good-quality modern plastic guttering is fine for most homes, provided it is fixed with enough brackets and the right fall. On larger or older buildings, or where a more traditional look is wanted, cast iron or aluminium may be worth considering. We will talk through the options for your property.
