Roofing & property care in Whitgift

Whitgift is a small village on the south bank of the River Ouse, not far upstream of where the Trent joins it. It is best known for the Grade I listed Church of St Mary Magdalene, whose clock, dated to 1919, shows XIII in place of XII. The church stands so close to the tidal river that parts of it have subsided.

Advanced Property Care repairs and replaces fascias, soffits and bargeboards in Whitgift, travelling out from York. We look at the roofline before quoting, check the timber behind any existing boards and identify where birds or water are getting in. You receive a clear written quote, with photos explaining exactly what needs to be done. Whether you have one failing bargeboard or a whole house of tired roofline, the approach is the same.

Roofs in Whitgift: what we look out for

Whitgift's homes include older brick houses and farm properties alongside later bungalows and houses, set in open, flat country beside the river. Wind funnels along the Ouse and across the fields, and damp air from the tidal water keeps timber wet. Painted softwood fascias and bargeboards suffer badly here once their paint begins to fail, with rot starting at joints and at the base of gable boards.

On some homes, UPVC has been fitted over old timber, which can hide decay that continues behind. Elsewhere, original UPVC from the 1990s and 2000s may now be discoloured, brittle in places or loosened at the joints. The open countryside around the village supports plenty of birds, and gaps at the eaves offer easy nesting spots that can block ventilation and damage insulation in the roof space. Gable ends facing the river usually show wear first.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Whitgift homes

We remove rotten fascias, soffits and bargeboards and replace them with UPVC, making good any damaged rafter ends before the new boards go on. Removing the old boards, rather than capping them, lets us see the condition of the roof edge and fix the new roofline to sound timber. Gable cladding can be renewed at the same time for a consistent finish.

Gutters are re-hung on the new fascias with the correct fall, and eaves gaps are closed with bird guards or comb fillers that keep birds out while letting the roof breathe. Where the roof space needs it, we fit vented soffits. If your roofline is sound but grimy, UPVC cleaning can restore it without replacement. Before and after photos are provided for every job.

FAQs

Questions from Whitgift homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Does living near the tidal Ouse affect my roofline?

It can. Damp air and frequent wind-driven rain keep timber wet for longer, so painted softwood fascias and bargeboards decay faster once their protection fails. UPVC is unaffected by rot, which makes it a practical choice in exposed riverside locations. Good ventilation at the eaves also helps the roof space stay dry.

How can I tell if timber is rotting behind my UPVC cladding?

Signs include gutters sagging or pulling away, boards that flex or feel soft when pressed, gaps opening at joints and staining below the roofline. Since capped timber is hidden, the only way to be sure is to inspect behind the boards. We check this during our visit and photograph what we find.

Can you replace bargeboards on just one gable?

Yes. If only one gable is affected, often the one facing the prevailing weather, we can replace those bargeboards on their own. We will check the other gable and fascias too, and let you know whether they are likely to need attention soon, so you can decide whether to do everything at once.

Will new fascias stop birds getting into my loft?

Replacing the boards alone may not, as birds often enter through gaps where the tiles meet the fascia. We fit bird guards or comb fillers to close those gaps while keeping ventilation open. Any work that would disturb active nests is planned for after the nesting season has finished.
