Roofing & property care in Crambeck

Crambeck is a small hamlet tucked into the valley of the Cram Beck, just off the A64 near Welburn and a short distance above the River Derwent at Kirkham. It is better known to archaeologists than to most drivers, as the site of a Roman pottery industry whose kilns are a scheduled monument. Today it is a quiet cluster of homes among fields and woodland.

Advanced Property Care carries out roofline work for homeowners and landlords across Ryedale and the York area. For a house in Crambeck we look carefully at the timber along the eaves and gables, decide whether boards can be repaired or need replacing, and give you a written quote with photos. Our aim is a roofline that keeps out water and birds, and that you will not have to think about for years.

Roofs in Crambeck: what we look out for

Houses in this part of the Howardian Hills range from older stone and brick cottages with clay pantile roofs to later homes with concrete tiles and painted timber fascias. Timber boards facing into the wind and rain on a sloping valley site take a lot of weather. Once the paint breaks down, water gets into the end grain at joints and gutter brackets and the board softens from behind, often long before anything shows from the ground.

Being close to woodland and the beck, many homes here also stay damp and shaded for long periods, which encourages moss, algae and rot along the eaves. Gaps where soffits have shrunk or broken are a common way in for birds and wasps, particularly under pantile roofs where the eaves are open behind the gutter. Gutters fixed to soft boards can then pull away and drop, which sends water down the walls.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Crambeck homes

Our fascia and soffit service in Crambeck covers full replacement in UPVC, along with any gable bargeboards and, where needed, the gutters that sit on the fascia. We remove the old boards, check the rafter ends and fix or replace any rotten timber behind them, then fit new boards with proper ventilation so the roof space stays dry.

Eaves protection is included where the felt has rotted at the edge, so water from the bottom course runs into the gutter rather than onto the timber. We close off any bird entry points as we go. For roofline that is still sound but looks tired, we also offer UPVC cleaning to bring back its appearance without replacing anything.

FAQs

Questions from Crambeck homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

How do I know if the fascias on my Crambeck home are rotten?

Signs include flaking paint, dark staining under the gutter, boards that feel soft when pressed, gutters that have dropped or are leaning, and birds getting in at the eaves. Rot often starts from behind, so a board can look acceptable from the ground. We check the boards close up and show you photos of what we find.

Can you just cover my old timber fascias with UPVC?

Capping over sound timber is sometimes an option, but covering rotten wood only hides the problem and it carries on decaying. We check the condition first. Where the boards and rafter ends are sound, capping can work. Where they are not, we recommend removing them and fitting full replacement boards.

Birds are nesting under my eaves. Can that be sorted when the roofline is replaced?

Yes. New soffits, eaves protection and correctly fitted comb fillers or vents close the gaps that birds use. If birds are actively nesting we have to wait until the young have left, because nesting birds are protected by law. We can plan the work for a time of year that avoids this.

Will new fascias affect the ventilation in my roof?

They should improve it. Older houses often have no proper eaves ventilation, which can lead to condensation in the loft. We fit vented soffits or over-fascia vents where suitable, so air can move through the roof space while keeping out birds and insects.
