Roofing & property care in Bolton

Bolton is a small rural hamlet about three miles north-west of Pocklington, within Fangfoss parish and close to Bishop Wilton. It was once a township of Bishop Wilton parish and is recorded in Domesday Book. Today it is a quiet cluster of farmsteads, cottages and converted farm buildings surrounded by arable land, with an active local history society keeping its story alive.

Advanced Property Care works across the villages between York and the Wolds, including Bolton, replacing and repairing fascias, soffits and bargeboards. We inspect first, explain what is rotten and why, and give you a clear written quote with no obligation. If there is a bigger problem behind the boards, such as a failed gutter or rafter ends getting wet, we will show you photographs rather than just tell you.

Roofs in Bolton: what we look out for

Farmhouses and cottages around Bolton were traditionally finished with painted softwood at the eaves and gable ends. Exposed to weather blowing across open fields, that timber needs repainting every few years, and once the paint film cracks, water soaks into the end grain and the boards soften, particularly at the joints and behind the gutter brackets. Gable bargeboards on the weather side are often the first to go.

Converted barns and outbuildings bring their own issues: long eaves, deep overhangs and sometimes timber cladding that has not been maintained for years. Rural properties also attract birds, and gaps behind soffits or at the end of a ridge make ideal entry points for sparrows, starlings and jackdaws, leaving nesting material in the loft and blocking eaves ventilation. Where moss-laden gutters overflow, the fascia behind them stays damp for long periods, which speeds up the decay.

Fascias, Soffits & Roofline

Fascias, Soffits & Roofline for Bolton homes

We remove decayed timber fascias, soffits and bargeboards and replace them with UPVC boards, checking and repairing rafter ends as we go. Ventilated soffits can be fitted where the loft needs airflow, and the eaves are finished so birds cannot get back in. Where it makes sense, we refit or renew the guttering at the same time, so the new boards and gutter line up properly.

On homes where the existing UPVC is still sound, we can clean it back to white and seal small gaps instead. For barn conversions or older cottages where the look of the building matters, we will talk through colours and profiles with you before anything is ordered, so the new roofline suits the property.

FAQs

Questions from Bolton homeowners

Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.

Is it worth capping old fascias rather than replacing them?

Capping covers existing timber with a thin UPVC skin. It can look tidy, but if the wood underneath is already damp or rotten, it keeps decaying out of sight. On older rural houses around Bolton we prefer full replacement so we can see and fix the rafter ends. If the timber is genuinely sound, we will tell you and price the options honestly.

Birds are getting in under our eaves. Can you stop them?

Usually, yes. We find where they are getting in, often a gap behind a soffit, a broken bargeboard end or an open ridge end, and seal it with suitable closures or new boards. We prefer to do this outside the nesting season, because active nests of wild birds are protected by law and should not be disturbed.

Can you fit fascias on a barn conversion with very long eaves?

Yes. Long, straight eaves on converted barns show up every joint and dip, so we take care to line boards and gutters up accurately. We also check how the roof is ventilated, because conversions sometimes have insulation pushed right to the eaves, which can cause condensation if the soffit has no airflow.

Which nearby villages do you cover?

Along with Bolton we cover Fangfoss, Bishop Wilton, Wilberfoss, Yapham, Full Sutton, Pocklington and Stamford Bridge, among others. Ring 07338 612197 for a free quote on fascias, soffits, bargeboards or UPVC roofline cleaning. We are happy to look over the whole roofline while we are there.
