Roofing & property care in Birdsall
Birdsall is a small estate village set at the foot of the Wolds escarpment, south-east of Malton, with the parkland and woods of Birdsall House around it and the hills rising steeply behind. The village is a scatter of stone and brick houses and cottages, farm buildings and estate properties in a quiet, rural setting that feels a long way from the A64.
The roofline is the part of a house that takes the weather at the edge of the roof: fascia boards carrying the gutters, soffits underneath, and bargeboards at the gables. Advanced Property Care repairs and replaces roofline for homeowners, landlords and estate managers across Ryedale and the York area. In Birdsall we inspect the boards and the timber behind them, then give you a clear written quote with photos of what we found.

Roofs in Birdsall: what we look out for
Sitting under a wooded escarpment brings shelter from some winds but also shade and damp. Roofline timbers on north and east-facing elevations can stay wet for long periods, and painted softwood fascias and bargeboards soon begin to rot once the paint cracks. Many older cottages in villages like Birdsall have exposed rafter feet or simple boarded eaves rather than modern soffits, and these are vulnerable at the ends where water collects.
Woodland and parkland also mean birds, and open or broken eaves are an easy route into the roof space for starlings, sparrows and jackdaws, and for wasps in summer. Gable bargeboards on exposed corners take wind-driven rain and often show the first signs of decay. Where gutters are fixed to soft fascia boards, the brackets loosen and the gutter starts to sag, which then pushes water against the wall.

Fascias, Soffits & Roofline for Birdsall homes
Our fascia and soffit work in Birdsall ranges from replacing a single rotten bargeboard to renewing the full roofline in UPVC. We take off the old boards, check and repair the rafter ends behind them, fit eaves protection where the felt has perished, and fix new boards with ventilation built in. Gutters are refitted or replaced as needed.
For period or estate properties where the appearance matters, we can talk through profiles and colours that suit the building, and whether timber repair is more appropriate than UPVC. Where your roofline is in good condition but grubby and green, our UPVC cleaning service brings it back without replacement. Bird entry points are sealed in every case, and all old boards and waste are taken away.

Questions from Birdsall homeowners
Anything else you would like to know? Call us on 07338 612197 and we will happily talk it through.
Is UPVC suitable for an older stone cottage in Birdsall?
In many cases it is, and modern profiles and colours can look neat on traditional buildings. For listed buildings, or where the estate or planning authority has specific requirements, timber repairs or replacements may be more appropriate. We will discuss the options and suggest you check any restrictions before work begins.
What is eaves protection and do I need it?
Eaves protection is a strip of material fitted under the bottom row of tiles so rainwater runs into the gutter rather than onto the fascia board. On older roofs the felt at the eaves often rots away, letting water soak the timber. Fitting eaves protection when the fascias are replaced helps the new roofline last.
Can you replace just the bargeboards on my gable end?
Yes. Gable bargeboards often decay before the rest of the roofline because they face the weather head-on. We can replace them on their own, and while we are there we check the verge tiles and mortar above, since loose verges are a common reason the boards got wet in the first place.
How do you clean UPVC fascias and soffits?
We use soft brushes and suitable cleaning products to remove dirt, algae and green staining without scratching the surface. Gutters are cleaned inside and out at the same time. It is a good option if your roofline is structurally sound but has become discoloured over the years.
